How commercial sealant contractors works in RH12
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, since managing asbestos is the dutyholder’s responsibility. Anything suspect is left alone until it has been tested. We work on washrooms and tea points, floor and threshold joints and movement joints in walls and floors, and what we’re called in for most is expansion joints with the sealant torn out and messy, uneven beads from earlier work that let the building down.
On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work normally takes a few hours to several days on most single sites, depending on joint lengths and access.
- Site photographs, drawings or a visit tell us what’s there and how it has failed.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- Completed areas are signed off with you under our 12-month guarantee.

Commercial premises across RH12
The commercial stock in RH12 mixes older town-centre buildings with newer offices and units, in places such as Crawley, Horsham and Bewbush and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in RH12 starts with access, parking and site rules.
Horsham: Shops and cafés around stations like Horsham station (less than half a mile east of Horsham) trade from early, so work is timed around them. Occupiers with premises at both Nightingale Trading Estate and Tanbridge Retail Park could have the sealant at each handled under one quote.
How the quote is worked out
Quotes vary with the job. It mainly depends on:
- Travel to remote or island sites
- Backing rod, priming and other preparation
- The total length or number of joints
- The site’s rules and procedures
The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a quote when you’re ready.
Details that help us quote
Diagnosis starts before we arrive. Tell us:
- Any dates the work must fit around
- Clear photos of the problem areas
- Drawings or a marked-up plan, if available
- The product your specification calls for
Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.
Aftercare for building managers
Regular inspection catches problems early. In particular:
- Keep abrasive pads and scrapers off resealed joints
- Report cracked or peeling sealant early
- Ask fit-out and M&E contractors to report any sealant they disturb
- Have extract fans checked so wet areas dry out
Good ventilation keeps wet-area sealant in better condition. Fans that are broken or switched off leave joints damp for longer. It’s worth having fans checked while the sealant is fresh.
Sealant rarely fails all at once across a building. A few splits this year usually mean more next year so the whole run is worth inspecting. We can assess the lot and suggest what to do now and later.
Should maintenance staff do it?
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Work for main contractors and building owners
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.
Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. RH12 can form part of a wider programme across West Sussex.
When something else is needed
Being straight saves everyone time. New sealant won’t cure:
- Misted, cracked or failed glazing units (a glazier’s job)
- Suspect materials that need testing and specialist removal
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
RH12: questions and answers
Will you just go over the old sealant?
No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
Does weather matter for sealant work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Will your applicators have CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
What guarantee do you give on resealing?
Each job sits under our 12-month guarantee from handover. Keeping joints clean and inspected helps them last well beyond that.
Do you take on multi-site sealant work?
Yes, we can. Give us the sites and the scope at each, and fixed prices follow, with a suggested sequence.
Who decides which product is used?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
What site paperwork can you provide?
We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.
