Our commercial sealant contractors service in RH4
We have applied sealant on commercial sites for over 20 years: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. Site teams most often ask us about smeared sealant across finishes from a rushed job and movement joints packed with grit and debris, on external facade joints, window and door perimeters and kitchen worktops and splashbacks.
On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work normally takes anything from part of a day on a short run of joints to several weeks on a large phased package.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.
What you’ll pay
There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.
Why choose Mastic Doctor

Where commercial joints are in RH4
The commercial stock in RH4 mixes older town-centre buildings with newer offices and units, in places such as Dorking, North Holmwood and Westcott and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and RH4 is part of the area we cover.
Dorking: Premises within reach of Dorking Deepdene station, 0.6 miles to the north of Dorking, often have busy frontages where joints are seen by everyone passing. A business with units at Glebelands Centre Business Park and Chapel Lane Industrial Estate needn’t use two contractors for its sealant.
Looking after the joints
After handover, a little attention goes a long way:
- Brief cleaning contractors to avoid scourers and blades on sealant
- Check the asbestos register before anyone disturbs old sealant in an older building
- Check sealant as part of routine building inspections
- Keep washroom and kitchen extraction working
In washrooms and kitchens, extraction makes a real difference to sealant life. Fans that are broken or switched off leave joints damp for longer, which is how mould gets back in. Your maintenance team can look at extract fans at the same time.
An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Cleanability is something environmental health officers pay attention to, which makes sound joints worth keeping on top of.
Cost factors for sealant joints
A fixed quote reflects the actual work. It allows for:
- Induction, permit and paperwork requirements
- How much there is to seal
- Specialist products, such as fire-rated or hygienic sealants
- How accessible the joints are
The specified product makes a difference, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.
What to include in your enquiry
Diagnosis starts before we arrive. Tell us:
- Rough lengths or quantities, or drawings if you have them
- Asbestos survey details if the building is older
- Your programme or deadline
- What the building is and how it’s used
Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we’ll arrange a site visit if anything is unclear.
What we are called out for in RH4
If sealant tears through its centre, it has failed cohesively. Usually the movement was too much for the sealant chosen because the bead was too thin, the joint over-stretched or the movement class wrong. The same product in the same joint tends to fail the same way, so width, depth and product are checked before we quote.
Look out for the following:
- Smeared sealant across finishes from a rushed job
- Gaps behind commercial kitchen worktops and sinks
- Black mould through washroom sealant that won’t clean off
- Leaks that seem to come through a sealant line
Commercial clients in RH4
Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. RH4 can form part of a wider programme.
CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.
When it isn’t the sealant
Some faults sit outside our scope, and we say so rather than covering them up:
- Misted, cracked or failed glazing units (a glazier’s job)
- Water from a services leak rather than a joint
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
Questions about RH4
Do you work to architects’ specifications?
Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.
Can you take on work for an FM or managing agent?
Yes. You can send details through our quote form, and tell us what site paperwork you need.
How long does a job like this take?
We plan the time on site around your programme and access. You’ll have an expected duration with the quote.
Is failed sealant stripped out, or sealed over?
Full removal is part of every quote. Sealing over traps water and lifts once the joint moves, so it isn’t something we do.
Can weather delay the job?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Will the building have to shut during the work?
Phased work can be planned so areas stay in use. We plan around the site hours and access windows you give us.
What site paperwork can you provide?
We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.
