Floor joint sealing across Brooklands

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

What the job involves on each surface

Semi-rigid joint fillers

If a joint is still opening, a semi-rigid filler may part from one face. A later top-up typically puts that right, and we’ll explain it when we quote.

Isolation joints at walls and columns

Perimeter and column joints get forgotten, and they collect dust and debris. We include them in the survey.

About our floor joint sealing in Brooklands

Open joints take a beating from forklift and pallet-truck wheels. Each crossing knocks the unsupported edge, and over time a neat cut turns into a ragged channel. A properly filled joint carries the wheel over and protects both arrises. It also smooths the route for drivers and stock. Most enquiries involve cracked and crumbling joint fill and flexible sealant torn out by wheels, on saw-cut induced joints, retail and showroom floors and construction joints. Looking for mastic applicators who cover Brooklands? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Small units near places like Brooklands are often converted farm buildings with new concrete floors. Saw-cut and construction joints in those floors need the right filler or sealant for the forklifts and trolleys that use them.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Your questions answered

Is Wintersells Business Park, near Brooklands, within your area?

Yes, sites like Wintersells Business Park are within our area, along with the rest of Brooklands. Photos and a short description are enough for a first look.

Is Brooklands too small for you to travel to?

No. Small places get the same service as large ones. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so we will ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

When can forklifts run over new joint filler?

Cure times vary with the product and how cold the slab is. We’ll give you a time for each zone when we agree the phasing.

Why is there a gap next to the joint filler?

Young concrete carries on shrinking for a long time and a stiff filler can separate down one side. A top-up normally puts it right.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and we’ll price the work to it.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, which many sites require.

Should maintenance staff do it?

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Warehouse floors and decks around Brooklands

At about 19 miles from central London, Brooklands is within reach of the capital. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital, and their floor joints take forklift and pallet-truck traffic all day. Rainfall across the South East, Brooklands included, is lower than in many parts of the UK. External joints still wait for dry conditions, and winter de-icing salt on car parks and ramps works into any open joint.

Schools such as Heathside School have movement joints in their walls and floors that are easy to overlook. Parks like Wintersells Business Park, 0.8 miles to the south-west of Brooklands, combine paved areas, car parks and building elevations, each with joints that move.

Brooklands is about 1 mile south-west of Weybridge, in Surrey. Our applicators travel to Brooklands for work on floor joints, handled exactly as we handle every other area. We work across 379 places in Surrey. Our London page has more on work in that area (19 miles or so).

Commercial sites across KT13 and KT14 are covered for floor joints. Streets here include Segrave Close, Railton Close and Locke King Road, and sites on any of them can send details for a fixed quote. Access to Brooklands is via the B374 among other routes, so getting applicators and materials to site is simple. Just outside Brooklands, we also work in St George's Hill (1 mile north-east), Byfleet (1 mile south), Weybridge (1 mile north-east), New Haw (1 mile west) and Whiteley Village (1 mile east). A short drive away, we cover Guildford (9 miles south-west), Woking (5 miles south-west), Camberley (12 miles west), Epsom (8 miles east), Redhill (15 miles south-east) and Ewell (9 miles east).

How a job runs

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work normally takes between a day and a number of days, set by the joint lengths, the edge condition and the phasing you need, and our waste is bagged and taken away as we go. Several jobs near Brooklands can be grouped on one trip. Mention the building’s opening times and we will work within them.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. You receive a fixed quote showing products and phasing.
  3. Old fill and packed debris come out until both faces are sound.
  4. Dust is vacuumed out and primer applied where specified.
  5. The joint is filled to its specified depth and trimmed level.
  6. We hand each phase back when it can take traffic.

What we need from you

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Check joint lines on busy aisles regularly
  • Keep grit out of unfilled joints in the meantime
  • Hold traffic back until the product has cured
  • Start with the dock areas, where joints fail soonest

Once cured, the joints get cleaned along with the slab. Tell us about aggressive cleaning products or hot washing at quote stage so the product suits them.

While the concrete edges are intact, it’s a filling job. Once they have broken away, edge repair comes first and that takes longer and closes areas for longer.

Do you need floor joint sealing in Brooklands?

Loading bay joints are exposed to wind, wet tyres and bigger temperature swings, as well as the tightest turning loads. That is usually where joint failure starts.

Any of the following is a good reason to get the joints checked over:

  • Failing joints at loading bays and dock doors
  • Open saw cuts full of debris
  • Grimy joint lines spoiling a showroom floor
  • Brittle joint filler breaking up

Hospital campuses such as Cobham Community Hospital and Health Centre (2.8 miles south-east of Brooklands) grow in stages, leaving movement joints wherever new blocks meet old.

What to look for in a quote

  • What level of public liability insurance do they hold?
  • Their pre-qualification and accreditations
  • The named product and why it was chosen
  • Whether primer will be used where the manufacturer specifies it

How to choose a sealant contractor

Leave it or put it right?

Duct tape or a general builders’ sealant can seem to buy some time. Neither is made to carry wheels, and it normally ends up dragged across the floor. A product chosen for the traffic and movement does the job once. Over time, UV, weather and movement wear any sealant out. Replacing it before it fails keeps water out.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.
