Floor joint sealing in Brook

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Our process

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. For a building around Brook, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. You get a fixed quote with the product and the phasing set out.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. We fill each joint to depth and finish it flush so wheels roll straight across.
  6. The area is handed back once it has cured enough to take traffic.

Before we start on site

Advice

Floor joint sealing in Brook, done properly

Mastic Doctor has worked on joints in commercial buildings for over 20 years. Our CSCS-carded applicators follow your site induction and rules, and the business is CHAS accredited and a Constructionline member, with public liability insurance in place. Finished floor joints in Brook carry our 12-month guarantee. We work on loading bays, saw-cut induced joints and joints along racking aisles, and the failures we’re asked to look at most are loading bay joints breaking down and a rough ride across broken joints. One point of contact handles commercial sealant work in Brook from the first photographs to the final walk-round, whether it’s one building or several.

Halls, schools and small commercial buildings near places like Brook have movement joints in brick, block and concrete too. They’re easily forgotten until water gets in or an edge breaks.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Do you need floor joint sealing in Brook?

Soft sealant in a heavily trafficked joint gives the edges little support, so the concrete still breaks beside it. It can go the other way too: a rigid fill in a joint that is still opening cracks or debonds.

It’s worth sending us details if you spot any of the following:

  • Filler that has parted from one face
  • Brittle joint filler breaking up
  • Scruffy, dirty joint lines on a shop or showroom floor
  • Failing joints at loading bays and dock doors

For a school such as King Edward's School Witley, playground and building joints can be done in the holidays.

What to look for in a quote

  • Proof of insurance
  • What the guarantee covers, and for how long
  • The named product and why it was chosen
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Our contractor checklist

Looking after the joints

Once the work is signed off, a little attention goes a long way:

  • Allow for topping up joints as a new slab settles
  • Keep trucks off new joints until we say they’re ready
  • Record damaged joints with a photo and a location
  • Remind operators to lift rather than drag

Dragged forks and pallets gouge joints and edges alike. Even a well-filled joint can be damaged by steel scraping along it.

Joint damage starts slowly and then speeds up. Each chip makes the drop deeper and the next impact harder, so it pays to act at the first signs.

Common questions from Brook clients

Is Brook too small for you to travel to?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.

Must our site in Brook stop work while the joints are done?

Rarely. Work is phased around your operations. We agree the sequence and timings with you before we start.

What information helps you price floor joint sealing?

A rough joint length, a few photos and a site plan are normally enough for a quick quote. For larger floors, a site visit is often best so call the office on 01277 525 020 or send details through our quote form to set one up.

Do you use semi-rigid filler or flexible sealant on floor joints?

The answer comes from the traffic and the joint’s movement. Forklift routes generally call for a semi-rigid filler that holds the arrises and joints with more movement take a flexible sealant.

Who decides which product is used?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

What happens if it’s left?

A floor coating laid over open joints soon cracks along the joint lines. The joints have to be filled or sealed as joints before or alongside any coating work. Older rural buildings around Brook move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote and we’ll explain how it’s made up.

When it isn’t the sealant

Not every problem is a sealant problem, and we are upfront when that’s the case. It won’t fix:

  • Structural cracking in the slab
  • Damaged or worn floor coatings and screeds
  • A floor that is out of level for the racking or trucks

If you’re not sure, just call 01277 525 020 or email a schedule or drawings and we will give you a straight answer.

Surfaces we seal

  • Loading bays
  • Joints along racking aisles
  • Construction joints
  • Retail and showroom floors
  • Saw-cut induced joints
  • Forklift and pallet-truck routes

When to bring in a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
