Our facade sealing service in Surrey
Sealant around windows, doors and cladding panels stops rain reaching the wall behind. When a perimeter bead splits or peels, water finds its way behind frames and into the structure. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. Most enquiries involve failed sealant on precast panel joints and failed seals around shopfront and entrance frames, on perimeter joints where frames meet the structure, cladding panel joints and shopfront frames.
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.
- We plan access and the order of elevations with the client.
- We only seal when joints are dry and within the product’s temperature range.
- Each joint is cut out and the edges inspected.
- Faces are cleaned, primed where needed and backed.
- Sealant is gunned in and tooled hard onto both faces.
- We hand over with our 12-month workmanship guarantee.

Near you in Guildford
Around Guildford, our work takes us to commercial buildings near Surrey Maths School, Sandfield Primary School and Guildford High School. You’ll also find Church of St John the Evangelist (less than half a mile east), Stoke Park (less than half a mile east) and The King's Head pub (under half a mile south-east). Guildford’s nearest station is London Road (Guildford) station, roughly 0.6 miles south-east of the centre. Nearby you’ll also find Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). Green spaces nearby include Silent Pool and Pewley Hill.
New build and refurbishment in Surrey
In places such as Guildford, Woking and Camberley, and across Surrey, refurbishment leaves plenty of facade joints to seal alongside new build. Each junction between new and existing materials needs the right sealant, primer and backing.
The South East is one of the UK’s drier regions, but external sealing in Surrey still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.
Guildford: For contractors on a campus like University of Surrey - Stag Hill Campus (0.7 miles west of Guildford), facade and perimeter sealing has to fit around students and term dates. New wings at hospitals like Mount Alvernia Hospital (to the south-east of Guildford) bring long runs of window and panel joints to seal.
Building owners, agents and FMs in Surrey
When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
How the quote is worked out
To price the job, we consider:
- Which sealant the job calls for
- Distance, for remote addresses
- Removal of failed or old sealant
- Access and working height
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
Before you send an enquiry
Diagnosis starts before we arrive. Tell us:
- The product your specification calls for
- Whether an asbestos survey exists
- Approximate linear metres or a joint schedule
- When you need the work done
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.
Different surfaces, different methods
Coping and flashing joints
Coping and flashing joints are included where sealant is the specified fix. These joints take full exposure to weather and need a durable external sealant.
Precast concrete panels
Joints between precast panels carry real movement. We use a sealant with the right movement capability, set over backing rod with primer where the product requires it.
Doing it in-house
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
Leave it or put it right?
Patch repairs over old sealant tend to come back. A full cut-out and fresh bead is the repair that holds, so you aren’t paying for the same joint twice.
Comparing quotes
- Can the work be phased to keep areas open?
- Whether old or failed sealant will be cut out, not overlaid
- How joint depth will be controlled
- Whether primer will be used where the manufacturer specifies it
Surrey: questions and answers
What type of sealant goes on window perimeters?
Most facade and window perimeter joints take a low-modulus neutral-cure silicone. Hybrid or MS polymer, polyurethane and polysulphide sealants suit others.
Can you look at water coming in around a frame?
Yes. Photos are often enough to start, followed by a visit if needed. Many frame leaks are sealant failures, though not all.
Do you cover Surrey?
Yes. Sites across Surrey are covered.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Who decides which product is used?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
Can you send site paperwork?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.
Can you work to our specification?
Yes. Include it with the drawings when you ask for a quote, and we will price the work to it, flagging anything that needs clarifying.
