Floor joint sealing across West Sussex: what to expect
Most industrial slabs are divided into panels by saw-cut joints and construction joints, and every one of those joints is an exposed edge under hard wheels. Our job is to put the right filler or sealant into them for the loads and the movement they see so the edges are held up and debris can’t pack in. We work on joints along racking aisles, retail and showroom floors and loading bays, and what we are called in for most is broken arrises where pallet trucks cross and drivers complaining about joints on a route.
A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes between a day and a number of days, set by the joint lengths, the edge condition and the phasing you need, and our waste is bagged and taken away as we go.
- First, the zones and order of work are agreed with you.
- We point out joints whose edges need repairing first.
- Failed material and debris are removed and the joint cleaned.
- The chosen filler or sealant goes in flush with the slab.
- You get a time for each zone to reopen.
What you will pay
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Near you in Crawley
In Crawley, that means premises near Friary Church of St Francis and St Anthony, St Wilfrid's Catholic School and Tilgate Park, among other places. Other local landmarks include The George Hotel (less than half a mile north), Three Bridges Junior School (less than half a mile south-east) and St Francis of Assisi Catholic Primary School (less than half a mile south-east). Crawley has its own railway station: Crawley station. A little further out are Crawley Hospital (0.5 miles north-west) and County Mall (under half a mile north-east). Open spaces near Crawley include Tilgate Lake.
Floor joint sealing across West Sussex: the area picture
Movement joints in brick, cladding panels and concrete appear on buildings all over West Sussex, from schools to offices and car parks. When they fail, water and grit get in and the edges start to break.
London and the South East are among the drier parts of the UK, but external sealing in West Sussex still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up. On the coastal side of West Sussex, sea-facing elevations normally show failed joints first, so they’re worth inspecting more often.
Crawley: For a centre such as County Mall, under half a mile to the north-east of Crawley, the service yard and car park joints usually need attention first. Phasing is what makes joint work possible on busy sites such as Crompton Fields Business Park (1.2 miles north of Crawley): one bay, aisle or car park row at a time.
Looking after the joints
Regular inspection catches problems early. In particular:
- Make joint checks part of your floor inspections
- Allow for topping up joints as a new slab settles
- Respect the cure time before traffic returns
- Stop forks and pallets being dragged across joints
On younger slabs, a fine line can open down one side of a filled joint as the concrete keeps shrinking. That is common and is usually dealt with by topping up once the slab has settled down in the majority of cases.
Edges tend to break slowly at first, then quickly. Each chip makes the drop deeper and the next impact harder so early treatment saves a lot of trouble.
Why it fails
Oil, laitance, dust and old cleaning chemicals build up inside joints. If the faces aren’t taken back to clean concrete first the new filler can’t stay bonded.
Any of the following is a good reason to get the joints checked over:
- Loading bay joints breaking down
- Broken arrises where pallet trucks cross
- Trucks and loads jolting over damaged joints
- Unfilled floor joints collecting dirt and grit
Different surfaces, different methods
Retail and showroom floors
Polished and coated concrete floors in shops and showrooms show every joint. We aim for a tidy, flush finish that suits the floor, and we’ll confirm the colours available for the specified product.
Semi-rigid joint fillers
Semi-rigid fillers are designed to support joint edges under hard wheels. They tolerate little movement so timing matters on newer slabs.
When something else is needed
A few problems need another trade or a different fix, and we say so rather than covering them up:
- Broken concrete either side of the joint
- Worn screed or surface finishes
- A floor that is out of level for the racking or trucks
How the quote is worked out
What shapes the price:
- How much there is to seal
- Working within restricted access windows
- Removal of failed or old sealant
- The product specified
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.
What to include in your enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- A wide shot and a close-up of the area
- Approximate linear metres or a joint schedule
- Any dates the work must fit around
- Where the site is, with the postcode
Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.
FAQs: West Sussex
Can the warehouse stay open while you work?
We phase it. Areas are taken out of use a section at a time around the site hours and access windows you give us.
Do you cover West Sussex?
Yes. West Sussex falls within our area, and the simplest way to start is to call the office on 01277 525 020 or email the details over.
How long does a job like this take?
It depends on the scope, but the work usually takes a day for smaller units, with bigger warehouse floors programmed over several visits. For bigger or phased jobs, we will set out a timescale with the quote.
Which is better for warehouse joints, filler or sealant?
The answer comes from the traffic and the joint’s movement. Forklift routes generally call for a semi-rigid filler that holds the arrises, while joints that move more take a flexible sealant.
Are you insured?
Yes. We are fully insured, and the certificate can go with your quote.
Are your applicators CSCS-carded?
Yes. If you need card details for site access, let us know and we’ll send them with the quote.
Can the sealant be colour-matched?
Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.
