Our commercial sealant contractors service in BN13
Sometimes a split bead is a symptom rather than the cause. A leak near a frame edge can start in the frame, the cill or the cavity while a movement joint that keeps tearing may simply be too narrow for the job. Part of the job is telling you when the fix is something other than sealant, so nobody pays for a reseal that can’t hold. We work on kitchen worktops and splashbacks, external facade joints and floor and threshold joints, and the usual reasons a site gets in touch are movement joints packed with grit and debris and water staining near frames, panels or ceilings.
A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes a few hours for one area, or a planned series of visits across a bigger building, and our waste is bagged and taken away as we go.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.
Pricing in BN13

The closest station to Worthing is West Worthing station, about 0.5 miles south-east of the centre. Shops, offices and hotels in BN13
Shop fits, office refurbishments and hotel refits in towns such as Worthing, Durrington and Salvington all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and BN13 is part of the area we cover. Coastal places in BN13 often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.
Worthing: If you have premises on more than one site, say at Goring Business Park and Downlands Business Park, one contractor and one quote can cover both. Parks like Goring Business Park, 1.1 miles south-west of Worthing, see tenants come and go, and every move-in brings joints to seal.
What sealant work can’t fix
Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:
- Broken glass or blown double-glazed units
- A failed roof covering or waterproofing membrane
- Structural cracks or movement the joints weren’t designed for
Owners, agents and contractors
Building owners and managing agents use us on sealant work across single buildings or whole portfolios. Several sites can go on one quote, which keeps the paperwork simple.
Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
After the work
Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:
- Check the asbestos register before anyone disturbs old sealant in an older building
- Log reseals in the O&M or maintenance records
- Make sure ventilation in wet areas is switched on and working
- Brief cleaning contractors to avoid scourers and blades on sealant
Our workmanship on each job is backed by a 12-month guarantee. File the handover note with the building records.
Each spell of wet weather pushes more water through an open joint. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Resealing early keeps the problem in the sealant and out of the building.
Site staff or a sealant specialist?
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.
Quoting for work in BN13
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- The total length or number of joints
- How accessible the joints are
- Travel to remote or island sites
- Whether the work must be split into stages
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.
What we need to price the job
Good information means a firmer quote. Helpful details to send:
- The postcode of the building
- Your programme or deadline
- Any specification or named product
- The asbestos register, for older buildings
Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photos and a description will do.
BN13: questions and answers
Can one contractor look after sealant on all our buildings?
Yes. We take on runs of jobs across portfolios as well as single sites, quoted per building or as a package.
How long do sealant joints last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.
When can the area be used after sealing?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
Does the weather affect the work?
Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Is it fine to apply new sealant on top of old?
No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
Can areas stay open during the work?
It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we are sealing, until its cure time has passed.
