Our commercial sealant contractors service in GU28
Sometimes a split bead is a symptom rather than the cause. A leak near a frame edge can start in the frame, the cill or the cavity while a movement joint that keeps tearing may simply be too narrow for the job. We look before we quote and tell you plainly if sealant won’t solve it. The enquiries we see most involve damp patches where an external joint has failed and smeared sealant across finishes from a rushed job, across window and door perimeters, kitchen worktops and splashbacks and movement joints in walls and floors.
On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work typically takes part of a day on a small job and longer where several buildings or phases are involved.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.
What you’ll pay
The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site rules also count.
What you get with us
- Specification-led, product-correct work
- Coloured sealants to suit the setting, where available
- Clear, fixed quotes
- RAL and finish matching where the product range allows

What’s near Petworth
Around Petworth, our work takes us to commercial buildings near The Old Square Tavern, Petworth Cof E Primary School and Sacred Heart Church and the streets around them. Petworth’s nearest station is Pulborough station, roughly 4.4 miles south-east of the centre. Other landmarks nearby include Coates Castle (2.6 miles south) and Coultershaw Heritage Site (1.2 miles south). Open spaces near Petworth include The Mens.
Where commercial joints are in GU28
Commercial buildings across GU28 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover GU28 along with the rest of the region.
Petworth: For premises near Pulborough station, which lies south-east of Petworth, footfall is part of the plan: work is phased so shops and offices keep trading. A hotel such as The Angel Hotel, less than half a mile to the north-east of Petworth, shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
Owners, agents and contractors
Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
Why act early?
Leaving a failed joint rarely saves money. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below. Resealing while only the sealant has failed keeps the job small.
What your quote should include
- Health and safety accreditation such as CHAS
- Whether primer will be used where the manufacturer specifies it
- What the guarantee covers, and for how long
- Their public liability cover
Should maintenance staff do it?
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Different surfaces, different methods
Movement joints in walls and floors
Floor joints that take trolleys or forklifts need a tougher filler or sealant. The choice comes down to how much the joint moves and what runs over it; if the arrises are broken, we will say so before sealing.
Fire-rated seals where specified
Not every penetration suits a sealant. Other products, such as collars, wraps and batts, are specified for different services, and we will tell you if the detail calls for something else.
When something else is needed
We check first that sealant really is the fix. It isn’t the answer for:
- Cracking that needs a structural engineer to look at it
- A dripping trap, valve or pipe behind a fitting
- Misted, cracked or failed glazing units (a glazier’s job)
Common questions from GU28 clients
Which sealant will you use?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
What guarantee do you give on resealing?
It’s backed by our 12-month guarantee. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.
What do you need from us to quote?
Send photographs, drawings or a list of locations through the quote form on this site. Where we need to see it, we’ll arrange a site visit, then send a fixed quote.
Are you CHAS accredited?
Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
Is failed sealant stripped out, or sealed over?
Every scrap of failed sealant is removed before the new bead goes on. A bead laid on old silicone peels away and isn’t worth paying for.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.
How do you keep disruption to occupiers down?
Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we’ll plan around them.
