About our floor joint sealing in Alfold Bars
Not every floor joint we treat is in a warehouse. Retail units, showrooms and trade counters have slab joints crossed by trolleys, footfall and cleaning machines, where a gappy, dirty joint looks untidy and snags castors. A neat, flush fill makes the floor easier to clean and look after. Site teams most often ask us about brittle joint filler breaking up and failing joints at loading bays and dock doors, on retail and showroom floors, saw-cut induced joints and joints along racking aisles. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Alfold Bars is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.
In and around smaller places like Alfold Bars, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.
What our 12-month guarantee covers is the way we did the job: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Questions we’re asked in Alfold Bars
Is a smaller place like Alfold Bars outside your area?
Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.
Will our site in Alfold Bars have to close for joint sealing?
Typically not: we work in sections and hand each one back once it has cured. Tell us which hours and entrances we can use and we will plan from there.
Is the floor joint work guaranteed?
There is a 12-month guarantee on our workmanship, and we hold public liability insurance.
What information helps you price floor joint sealing?
Approximate metres of joint, photographs of typical and worst areas, and a floor plan are typically enough for a quick quote. We can visit where that helps, and you can speak to us on 01277 525 020 or send photos by email to arrange it.
Are you CHAS accredited?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Do you use semi-rigid filler or flexible sealant on floor joints?
There isn’t one answer for a whole floor. Hard wheels need edge support, which points to a semi-rigid filler, and movement joints or perimeters need something flexible. You will see the choice for each area in the quote.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
What we can’t put right
Honesty saves time and money. New sealant won’t cure:
- Slab panels that rock or move under load
- Broken concrete either side of the joint
- A floor that is out of level for the racking or trucks
If you are not sure, just speak to us on 01277 525 020 or use the quote form and we will give you a straight answer.

How a job runs
Diagnose, treat, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. Jobs in and around smaller places like Alfold Bars are typically planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.
- First, the zones and order of work are agreed with you.
- We point out joints whose edges need repairing first.
- We clear each run back to clean concrete.
- We fill the joints with the agreed product, finished level.
- Each area is handed back when ready for traffic.
Preparing the site
- Send your site hours and access windows
- For older buildings, check the asbestos register before work
- Send any specification or drawings in advance

When to call us in Alfold Bars
Floor joints collect dust, oil, curing compound and cleaning residue. Without cutting back to sound, clean concrete the new filler can’t stay bonded.
These are often picked up first by site or facilities staff:
- Old filler gone hard, cracked or loose
- Untidy open joints in a retail unit
- Joint fill separating from the concrete
- Broken arrises where pallet trucks cross
If you manage units on an estate such as The Old Brickworks Industrial Estate, which lies east of Alfold Bars, the floor joints under forklifts and pallet trucks and the slab joints in the yard are the ones to watch.
Questions to ask before you book
- Their public liability cover
- How the existing material will be dealt with
- How the joint faces will be prepared and primed
- Health and safety accreditation such as CHAS
For managing agents and facilities managers
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.
How the job changes by surface
Construction joints
Day joints on busy routes are prone to edge damage. Movement and traffic are both checked before we decide what goes in.
Isolation joints at walls and columns
Where racking or plant sits near column joints, access is agreed before we start so nothing has to move unexpectedly.
General trades versus a specialist
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
