Our commercial sealant contractors service in BN14
Getting a price for commercial sealant contractors in BN14 doesn’t need to be drawn out. Our quote form takes photographs, drawings or a schedule of the areas and you can also call 01277 525 020 or email drawings and photos to talk it through. Where the photos don’t tell the full story, we arrange a site visit. Most enquiries involve external beads that have gone brittle and cracked and earlier reseals applied straight onto the failed bead, across external facade joints, movement joints in walls and floors and kitchen worktops and splashbacks.
In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before we move to the next.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- We agree the order of work, access windows and site hours with you.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- We hand back each area with its cure time and our 12-month guarantee.
What affects the price in BN14

Locally, jobs take us to sites close to Bohunt School Worthing, The Thomas a Becket pub and Beach House Park. Nearby too are Thomas A Becket First School (1 mile west), Broadwater CofE Primary School (under half a mile west) and St. Mary's Church (under half a mile south-east). The nearest railway station is Worthing station, about 0.7 miles south. Nearby you will also find Museum of Sussex Folklore (0.9 miles west) and Old Castle (0.8 miles west). Not far away are Widewater Lagoon and Steep Down.
Commercial sealant contractors across BN14: the area picture
Shop fits, office refurbishments and hotel refits in towns such as Worthing, Broadwater and Salvington all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in BN14 starts with access, parking and site rules. Along the coast in BN14, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.
Broadwater: Offices and shops close to stations such as Worthing station, 0.7 miles south of Broadwater, tend to be busy all day, so sealant work is planned around opening hours. If you run an office at a site such as Downlands Business Park, 0.7 miles north-east of Broadwater, the sealant at reception desks, tea points and frames ages with each fit-out.
Owners, agents and contractors
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.
Keeping the joints sound
After handover, these steps help:
- Put external and wet-area joints on a regular inspection round
- Act on the first lifting edges rather than waiting
- Note dates and locations of sealant work for future planning
- Keep washroom and kitchen extraction working
New joints need their full cure time before they take water, cleaning or traffic. Cure time varies with the product, conditions and depth of the joint, and we confirm it when each area is handed back. Leaving the area closed until then keeps the bead neat.
Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.
When something else is needed
Some faults sit outside our scope, and we point that out rather than sealing over them:
- A dripping trap, valve or pipe behind a fitting
- Structural cracks or movement the joints weren’t designed for
- A failed roof covering or waterproofing membrane
Surface by surface
Shop fronts and retail fit-outs
In retail, sealant is on show. Joints around counters, displays and shopfront frames have to look tidy as well as seal. We will confirm the colours available for the specified product.
Washrooms and toilets
Washroom joints take water, cleaning chemicals and constant use. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, phasing the rooms so not every toilet is closed at once.
When to bring in a specialist
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Your questions answered
Can you supply RAMS and insurance details?
Let us know your requirements when you ask for a price, and the paperwork is confirmed with the quote. For older buildings we’ll ask for the asbestos register, plus your site induction rules.
Is your work guaranteed?
Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.
Are your applicators CSCS-carded?
Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.
What about asbestos in old mastic?
On older buildings, our first request is the asbestos survey. The duty to manage asbestos sits with the dutyholder.
How long will the new sealant last?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.
Is it OK to apply fresh sealant over existing beads?
The old bead is stripped out first. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
Does the weather affect the work?
Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
