Commercial sealant contractors across BN99: what to expect
Having a single contact for all your sites makes sealant far simpler to manage. Single jobs, multi-site packages and planned programmes all come to us, run the same way on every site: send details, get a fixed quote, we seal, and a 12-month guarantee once it’s signed off. For sites in BN99, the quickest start is to ring 01277 525 020 or email a schedule or drawings with a list of addresses. We work on movement joints in walls and floors, washrooms and tea points and floor and threshold joints, and what we’re called in for most is messy, uneven beads from earlier work that let the building down and frame mastic that has hardened and come away from the wall.
Tell us your site hours and access windows and we’ll plan around them. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- Completed areas are signed off with you under our 12-month guarantee.
How we quote
The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Commercial sealant contractors across BN99: the area picture
In BN99, much commercial sealant work follows refits in shops, offices and hotels in places such as Goring-by-Sea. Where the joint is on show, a colour that suits the finish is part of the job.
Around the motorway corridors of the South East, business parks and industrial estates are common, and BN99 is part of the area we cover.
Goring-by-Sea: Offices and shops close to stations such as Goring-By-Sea station (to the north-west of Goring-by-Sea) tend to be busy all day, so sealant work is planned around opening hours. A business with units at Goring Business Park and Gosling Croft Business Centre needn’t use two contractors for its sealant.
Owners, agents and contractors
Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so the building keeps working while we do.
For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.
What we are called out for in BN99
When a bead peels cleanly off one face, it has failed in adhesion. Typical reasons include rushed preparation, no primer where one was needed, dust or release agents on the surface, or three-sided adhesion. It’s one of the commonest faults we find on earlier work.
Site and facilities staff are often the first to spot these:
- Hardened, chalky sealant on south-facing or exposed elevations
- Water staining near frames, panels or ceilings
- Black mould through washroom sealant that won’t clean off
- A top-up bead over failed sealant, now lifting
General trades versus a specialist
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
When it isn’t the sealant
A few problems need another trade or a different fix, and we say so rather than covering them up:
- Cracking that needs a structural engineer to look at it
- Roof leaks that only look like a joint problem
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
How the quote is worked out
What shapes the price:
- Access and working height
- Quantities, in metres or numbers
- Working within restricted access windows
- Removal of failed or old sealant
Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.
What we need to price the job
A good diagnosis starts with the right details. Let us know:
- What the building is and how it’s used
- Any dates the work must fit around
- How the joints are reached, and at what height
- Any specification or named product
Every quote starts with the facts: the joints involved, quantities, access and the product called for. Share whatever details you have and we will fill any gaps with a visit.
Questions about BN99
What about asbestos in old mastic?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
Will you just go over the old sealant?
No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
Is it OK to apply fresh sealant over existing beads?
Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts; the faces are then cleaned and prepared.
Does weather matter for sealant work?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Does commercial sealant work come with a guarantee?
It’s backed by our 12-month guarantee. Should anything we did fail within that period, let us know.
How long does a typical visit take?
That varies with the scale of the job, but the work typically takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks. For bigger or phased jobs, we will set out a timescale with the quote.
Can one contractor look after sealant on all our buildings?
Yes, within the areas we cover: South East England, Greater London and Scotland. Each site gets the same process and a single contact.
