Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.
After the work
After handover, a little attention goes a long way:
- Put loading bays at the top of the list
- Sweep debris out of open joints until they can be filled
- Tell us about strong cleaning chemicals before we quote
- Check joint lines on busy aisles regularly
Keep traffic off fresh joints until the time we give you and it pays to stick to it. In a busy building, barriers keep early traffic away.
While the concrete edges are intact, it’s a filling job. Once they have broken away, edge repair comes first and that takes longer and closes areas for longer.
Floor joint sealing in Climping, done properly
Floor joint sealing for us covers warehouse aisles, loading bays, production halls, retail floors and showroom slabs. Pricing depends on the length of joint, how worn the edges are and when we can get in and the figure is fixed before work begins. We work on saw-cut induced joints, construction joints and loading bays, and what we are called in for most is old filler gone hard, cracked or loose and soft sealant dragged out of trafficked joints. Searching for sealant specialists in Climping? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.
Around smaller places such as Climping, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.
We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant.

What the job involves on each surface
Isolation joints at walls and columns
Perimeter and column joints get forgotten, and they collect dust and debris. We include them in the survey.
Saw-cut induced joints
Induced joints are sawn into a new slab to control where it cracks. They are narrow but open up as the panels shrink, and on truck routes they need a filler that supports the edges.
What sets the cost
A fixed quote reflects the actual work. It takes account of:
- Whether old sealant has to be cut out first
- Travel to remote or island sites
- Site requirements such as inductions and permits
- Joint width, depth and condition
What a job costs comes down to how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote once you have the details.
Before you send an enquiry
We can often quote from photos and a few details. It helps to include:
- The product your specification calls for
- The asbestos register, for older buildings
- The type of building and who uses it
- Anything awkward about access or site hours
Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we will return a fixed quote you can plan around. If you have questions first, give us a call on 01277 525 020 or send photos by email.
Questions about Climping
Will you take on work at estates like Rudford Industrial Estate, close to Climping?
Yes. We cover Climping and the area around it, including industrial estates, business parks and retail parks such as Rudford Industrial Estate. To start, just call the office on 01277 525 020 or email the details over with the unit, the joints involved and your access times.
Does a coastal location like Climping affect which sealant is used?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
Can the warehouse stay open while you work?
We phase it. Areas are taken out of use a section at a time around the site hours and access windows you give us.
Is colour matching possible?
That depends on the product. Some ranges are wide, others limited, so the available colours are confirmed with the quote.
Are you CHAS accredited and on Constructionline?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
Should maintenance staff do it?
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
How a job runs
Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Smaller jobs around Climping can be grouped with others nearby. A fixed quote is given before anything starts.
- First, the zones and order of work are agreed with you.
- We point out joints whose edges need repairing first.
- We clear each run back to clean concrete.
- We fill the joints with the agreed product, finished level.
- Each area is handed back when ready for traffic.
What we need from you
- Share the asbestos register for older buildings
- Arrange parking or a loading space
- Let building users know which areas are affected

Leave it or put it right?
While the arrises are intact, filling a joint is straightforward. Left until they break, it needs an edge repair before any filling can start which means more downtime in that zone. One visit to deal with every failing joint makes more sense than several trips to a place like Climping, rather than one at a time. Photos of every joint help us quote for the whole job.
The specified product makes a difference, and so does the preparation. Access, phasing and site rules also count.
What you get with us
- Work carried out by CSCS-carded applicators
- Fully insured, including public liability cover
- One number for every site we cover
- Over 20 years of commercial sealing

Floors, slabs and movement joints in Climping
Climping is within about 1 mile of the coast. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, so a failed joint lets more in and the edges break up sooner. At about 52 miles from central London, Climping is within reach of the capital. The South East has large numbers of industrial estates and warehouses along the motorway corridors.
In a school such as St Mary's CofE Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Phasing is what makes joint work possible on busy sites such as Riverside Industrial Estate (0.8 miles east of Climping): one bay, aisle or car park row at a time. Hospitals like Arundel & District Community Hospital (3 miles north of Climping) have multi-storey or surface car parks whose joints carry vehicles round the clock.
Climping is about 2 miles west of Littlehampton, in West Sussex. Anywhere in BN17, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee.
