Questions we’re asked in Rock

Is Rock too far out for you?

Not at all. Rock is within our area. Our area covers London and the South East counties. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Is Rock Business Park, near Rock, within your area?

Yes. Our area takes in Rock and its surroundings, with estates and business parks such as Rock Business Park included. A few photographs and the unit address let us price the work.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

How do we get a quote for floor joints?

Approximate metres of joint, photographs of typical and worst areas, and a floor plan let us give a quick quote. We can visit where that helps, and you can call the office on 01277 525 020 or send photos by email to arrange it.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

What site paperwork can you supply?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

Floor joint sealing in Rock

Mastic Doctor has worked on joints in commercial buildings for over 20 years. Applicators carry CSCS cards and work to your site rules, and we are CHAS accredited and a Constructionline member, with public liability insurance in place. Completed joints come with a 12-month guarantee on our workmanship. Most enquiries involve a rough ride across broken joints and saw-cut joints left open and packed with grit, on saw-cut induced joints, joints along racking aisles and construction joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Rock, preparation and product choice get the time they need.

Smaller community and commercial buildings around Rock have their own movement joints in walls and floors. They’re easily forgotten until water gets in or an edge breaks.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

What affects the price in Rock

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Location, for remote and island sites
  • The site’s rules and procedures
  • The product specified
  • How much there is to seal

The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

What to include in your enquiry

However big the job, these details speed things up:

  • Anything awkward about access or site hours
  • Your programme or deadline
  • What the building is and how it’s used
  • The product your specification calls for

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Broken concrete either side of the joint
  • Slab panels that rock or move under load
  • Level or flatness problems across the floor

If you are not sure, just give us a call on 01277 525 020 or email drawings and photos and we’ll give you a straight answer.

Joints and surfaces we work on

  • Forklift and pallet-truck routes
  • Construction joints
  • Loading bays
  • Retail and showroom floors
  • Saw-cut induced joints
  • Joints along racking aisles

On site: what to expect

At the end of each section, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area. Rural sites near Rock may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. A fixed quote follows, listing the treatment for each area and the order of work.
  3. We remove failed material and packed debris until sound concrete is exposed on both faces.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. We tell you when each zone can carry trucks again and move on to the next.

Before we start on site

  • Point out any areas we must not close
  • Clear stock, furniture or equipment away from the joints
  • Warn occupants and staff about the work

Quotes

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.

Joints that move: notes for Rock

Rainfall across the South East, Rock included, is lower than in many parts of the UK. Outside joints in yards and car parks still have to be dry before sealing, and gritting in cold spells finds its way into open joints. Rock has at least three named business or industrial parks inside a 3-mile radius. Sites like these are full of saw-cut floor joints, yard slabs and car park joints.

Another example is Wiston Business Park (0.6 miles north of Rock), where floors and yards would be done in stages around the occupiers. Business parks such as Rock Business Park, under half a mile to the east of Rock, have car parks, paved areas and long brick and panel elevations, all with movement joints.

Rock is about 6 miles north of Worthing, in West Sussex. Businesses, contractors and managing agents in Rock can call on us for floor joints, as part of our coverage of West Sussex. We work across 373 places in West Sussex, from busy centres to rural villages. Sites around Brighton have their own page, roughly 13 miles from Rock.

Anyone looking for floor joint sealing in RH20 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. Among the streets we cover are Old London Road, London Road and Lamorna Close, and sites on any of them can send details for a fixed quote. Just outside Rock, we also work in Washington (1 mile south), Heath Common (1 mile north-west), Sullington (1 mile west), Warminghurst (2 miles north) and Storrington (2 miles west). Bigger towns within reach include Horsham (11 miles north), Worthing (6 miles south), Bognor Regis (15 miles south-west), Haywards Heath (15 miles north-east), Burgess Hill (12 miles east) and Littlehampton (9 miles south-west).

Signs you need floor joint sealing in Rock

Oil, laitance, dust and old cleaning chemicals build up inside joints. If the faces aren’t taken back to clean concrete first, the new material simply lifts out.

Clients typically get in touch after noticing one or more of the following:

  • A rough ride across broken joints
  • Saw-cut joints left open and packed with grit
  • Brittle joint filler breaking up
  • Sealant pulled out along a truck route

Schools like St Mary's CofE Primary School often have long brick elevations with movement joints that age quietly.

What your quote should include

  • Whether old or failed sealant will be cut out, not overlaid
  • Will RAMS and insurance details be available?
  • Will CSCS-carded applicators be on site?
  • How long is the guarantee, and what does it include?

Questions to ask before you appoint anyone

After the work

Problems stay small when the joints are checked regularly. Specifically:

  • Check joint lines on busy aisles regularly
  • Allow for topping up joints as a new slab settles
  • Start with the dock areas, where joints fail soonest
  • Respect the cure time before traffic returns

Normal floor cleaning is fine once the product has cured. Tell us about aggressive cleaning products or hot washing at quote stage so we choose something that tolerates them.

Edges tend to break slowly at first, then quickly. Each chip makes the drop deeper and the next impact harder so early treatment saves a lot of trouble.

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
