Floor joint sealing for Lodsworth sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Floor joint sealing in Lodsworth: the local picture

Rainfall across the South East, Lodsworth included, is lower than in many parts of the UK. External joints still wait for dry conditions, and where de-icing salt is spread in winter, open joints let it in. Central London is about 43 miles from Lodsworth. The South East has large numbers of industrial estates and warehouses along the motorway corridors.

On industrial estates such as Hurstfold Industrial Estate, 2.6 miles to the north-west of Lodsworth, saw-cut floor joints, loading bay slabs and yard joints take the heaviest traffic. At places like Colhook Industrial Park., which lies north-east of Lodsworth, joints are sealed a section at a time so operations carry on. For an estate such as Midhurst Community Hospital (2.4 miles west of Lodsworth), the joints in ramps, decks and long building elevations all need attention over time.

Lodsworth is about 11 miles east of Petersfield, in West Sussex. Across the GU28 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. Lodsworth is one of 373 places we cover in West Sussex for floor joints. Portsmouth is covered too, around 22 miles from Lodsworth.

Commercial sites across GU28 are covered. For a building on The Street, Shepherds Lane and The Croft or nearby, send details and we’ll quote for floor joints. We also cover Lickfold (2 miles north), Lurgashall (2 miles north), Ebernoe (4 miles north-east), Northchapel (4 miles north-east) and Ansteadbrook (6 miles north) for floor joints. Bigger towns within reach include Bognor Regis (15 miles south), Chichester (12 miles south), Littlehampton (15 miles south-east), Rustington (15 miles south-east), Storrington (12 miles south-east) and Billingshurst (10 miles east).

How we handle floor joint sealing in Lodsworth

We have been sealing commercial joints since 2005. Our CSCS-carded applicators follow your site induction and rules, and the business is CHAS accredited and a Constructionline member holding public liability insurance. Completed joints come with a 12-month guarantee on our workmanship. If you have failing joints at loading bays and dock doors and untidy open joints in a retail unit, we can help. Facilities teams, main contractors and managing agents in Lodsworth tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Halls, schools and small commercial buildings near places like Lodsworth have movement joints in brick, block and concrete too. They’re easily forgotten until water gets in or an edge breaks.

Every job we finish is backed by a 12-month workmanship guarantee. If a joint we sealed fails because of how it was installed, we come back and put it right.

Our process

Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. Rural sites near Lodsworth may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. Each area is assessed for joint width, arris damage and the wheels that cross it.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. We remove failed material and packed debris until sound concrete is exposed on both faces.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. We tell you when each zone can carry trucks again and move on to the next.

Advice

Owners, agents and contractors

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Lodsworth can form part of a wider programme.

Questions about Lodsworth

Is Lodsworth off your patch?

No. Places such as Lodsworth are covered as much as the big towns. Our area covers London and the South East counties. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can you work on a hospital site such as Midhurst Community Hospital?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Will we need to close the floor?

We phase it. We work aisle by aisle or zone by zone so the rest of the floor stays in use around the site hours and access windows you give us.

Is colour matching possible?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.

Why is there a gap next to the joint filler?

Separation normally comes from slab shrinkage, poor preparation or the wrong product. We look at which it is before recommending anything.

Do you use semi-rigid filler or flexible sealant on floor joints?

There isn’t one answer for a whole floor. Where hard wheels cross, a semi-rigid filler is usually right and perimeter or movement joints need flexibility. You’ll see the choice for each area in the quote.

How the quote is worked out

The price varies from site to site. It mainly depends on:

  • Backing rod, priming and other preparation
  • The product specified
  • How much there is to seal
  • Distance, for remote addresses

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

What to include in your enquiry

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • A wide shot and a close-up of the area
  • What the building is and how it’s used
  • Anything awkward about access or site hours
  • When you need the work done

Send us photos, drawings or a joint schedule and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.

Honest limits

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Level or flatness problems across the floor
  • Damaged or worn floor coatings and screeds
  • Structural cracking in the slab

Not sure which it is? You can ring 01277 525 020 or use the quote form and we’ll tell you honestly before you book.

What we seal

  • Construction joints
  • Retail and showroom floors
  • Joints along racking aisles
  • Loading bays
  • Forklift and pallet-truck routes
  • Saw-cut induced joints

Should maintenance staff do it?

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

After the work

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Allow for topping up joints as a new slab settles
  • Treat loading bay joints first if they’re failing
  • Record damaged joints with a photo and a location
  • Respect the cure time before traffic returns

A routine walk of the busiest aisles shows how the joints are holding up. Look for separation down one side, new chips in the arris and debris gathering and keep photographs so changes are easy to compare.

A broken joint on a main route is crossed by every truck on that route. Early treatment protects wheels, loads and drivers as much as the floor.
