How commercial sealant contractors works in GU29
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, because the duty to manage asbestos sits with the dutyholder. Anything suspect is left alone until it has been tested, and we don’t remove asbestos-containing materials ourselves. The enquiries we see most involve movement joints packed with grit and debris and damp patches where an external joint has failed, on window and door perimeters, movement joints in walls and floors and external facade joints.
Site rules come first: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it.
- You send photographs, drawings or a list of the joints and areas involved.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Before anything is cut out, we agree access, timings and sequence.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.

Commercial sealant contractors across GU29: the area picture
Commercial buildings across GU29 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
We work across Greater London and the South East counties, and every job in GU29 starts with access, parking and site rules.
Midhurst: If you have premises on more than one site, say at Midhurst Business Centre and Holmbush Industrial Estate, one contractor and one quote can cover both. On a business park such as Midhurst Business Centre, which lies west of Midhurst, sealant work tends to follow fit-outs: receptions, tea points, washrooms and frame perimeters.
How the job changes by surface
Commercial kitchens and tea points
In kitchens, sealant lines at worktops, sinks and wall panels take heat, grease and daily cleaning. Proper degreasing comes before any new sealant, with a food-safe or hygienic product wherever food contact can happen.
Washrooms and toilets
Washroom joints take water, cleaning chemicals and constant use. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, phasing the rooms so not every toilet is closed at once.
Why act early?
Some low prices are low because nothing gets cut out. New sealant laid on old silicone has nothing to bond to, so it peels. Our prices always include removal of the failed bead and full joint preparation.
Comparing quotes
- Is the sealant right for the movement and the substrate?
- Are they CHAS accredited or on Constructionline?
- Whether old or failed sealant will be cut out, not overlaid
- Their public liability cover
Honest limits
Not every problem is a sealant problem, and we are upfront when that’s the case. It won’t fix:
- Roof leaks that only look like a joint problem
- Leaks from pipework, wastes or valves (that’s plumbing)
- Misted, cracked or failed glazing units (a glazier’s job)
Why it fails
In wet areas the enemy is normally mould rather than movement. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead; when mould is in the body of the sealant, no cleaner will shift it. The fix is a new bead of anti-mould sanitary silicone.
If one of these sounds familiar, it’s time for a closer look:
- Frame mastic that has hardened and come away from the wall
- Earlier reseals applied straight onto the failed bead
- Hardened, chalky sealant on south-facing or exposed elevations
- Expansion joints with the sealant torn out
What affects the price in GU29
Quotes vary with the job. Expect it to depend on:
- How much existing material needs removing
- Quantities, in metres or numbers
- Phasing around occupants
- Any access equipment needed
We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.
Details that help us quote
A few photos plus some basic facts will normally do. Please tell us:
- The asbestos register, for older buildings
- Whether the building will be occupied during the work
- Photos of the joints, close up and from further back
- Access details, including height

Your questions answered
How long does a job like this take?
It depends on the scope, but the work normally takes a few hours for one area, or a planned series of visits across a bigger building. For bigger or phased jobs, we’ll set out a timescale with the quote.
Which sealant will you use?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
What do you need from us to quote?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. To get a fixed price, send details through our quote form, or phone or email us.
Can you follow the specification on our project?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.
Do you check for asbestos before removing sealant?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
Does commercial sealant work come with a guarantee?
Our workmanship on each job is backed by a 12-month guarantee. We’re fully insured for public liability as well.
Is the old sealant taken out first?
Removal comes first, every time. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
