Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Commercial sealant contractors in RH13: how it works

Sealant joints are easy to overlook until one lets water in, and in an occupied building failure usually announces itself as a stained ceiling or an unhappy tenant. We are commercial sealant applicators for FMs, managing agents, landlords and contractors looking after property in RH13. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. We work on washrooms and tea points, movement joints in walls and floors and external facade joints, and the usual reasons a site gets in touch are expansion joints with the sealant torn out and hardened, chalky sealant on south-facing or exposed elevations.

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly.

  1. We start with the evidence: photographs, drawings or a look on site.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

What you’ll pay

The specified product makes a difference, as does the preparation each joint needs. Access, phasing and site requirements come into it too.

Why appoint us

  • Colour options checked against the specified product
  • Constructionline member for supplier checks
  • Work to your specification and the manufacturer’s guidance
  • One number for every site we cover

Ask for a quote

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price against exactly what is specified. For smaller jobs, photographs and a description will do.

Commercial premises across RH13

Commercial buildings across RH13 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover RH13 along with the rest of the region.

Southwater: Premises within reach of Christs Hospital station, 1.9 miles to the north-west of Southwater, often have busy frontages where joints are seen by everyone passing. A business with units at Southwater Business Park and Pondtail Farm (Business Park) needn’t use two contractors for its sealant.

What affects the price in RH13

The price varies from site to site. It mainly depends on:

  • Phasing around occupants
  • Any access equipment needed
  • How much existing material needs removing
  • Location, for remote and island sites

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you will have a fixed figure to work with.

Sending details for a quote

A few photographs plus some basic facts will normally do. Please tell us:

  • Any dates the work must fit around
  • Specification clauses that apply
  • What the building is and how it’s used
  • Photos of the joints, close up and from further back

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To ask for one, give us a call on 01277 525 020 or use the quote form.

Honest limits

Being straight saves everyone time. Fresh joints won’t solve:

  • Misted, cracked or failed glazing units (a glazier’s job)
  • Structural cracks or movement the joints weren’t designed for
  • Water from a services leak rather than a joint

Building owners, agents and FMs in RH13

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Different surfaces, different methods

Window and door perimeters

Where frames meet the surrounding wall, sealant is the weather line. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.

Fire-rated seals where specified

Fire-rated sealant is only one type of fire-stopping product. Collars, wraps, batts and boards are specified for other services and gaps.

What we are called out for in RH13

If sealant tears through its centre, it has failed cohesively. That usually means the joint stretched further than the product could cope with. The same product in the same joint tends to fail the same way, which is why we look at the joint design as well.

It’s worth sending us details if you spot any of the following:

  • Messy, uneven beads from earlier work that let the building down
  • Window and door perimeter joints that have cracked open
  • Water staining near frames, panels or ceilings
  • Earlier reseals applied straight onto the failed bead

RH13: questions and answers

Can you supply RAMS and insurance details?

Send your site requirements with the enquiry. For older buildings we’ll ask for the asbestos register, plus your site induction rules.

Do you seal on top of existing sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

Does the weather affect the work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Do you work directly for building managers?

Yes. Use our quote form to send the site details, or phone or email us, and tell us what site paperwork you need.

Could the old sealant in an older building contain asbestos?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.

Is failed sealant stripped out, or sealed over?

Full removal is part of every quote. A bead laid on old silicone peels away, so it isn’t something we do.
