Floor joint sealing in Clapham, done properly

Not every floor joint we treat is in a warehouse. Shops, showrooms and trade counters have joints that take trolleys, foot traffic and scrubber-driers, and an open, grimy joint line looks poor as well as catching wheels. A flush, well-finished joint tidies the whole floor. Most enquiries involve cracked and crumbling joint fill and joint fill separating from the concrete, on retail and showroom floors, loading bays and joints along racking aisles. A single leaking joint is often how a building in Clapham first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Jobs around smaller places like Clapham are planned so the whole job is done in one visit, with the right materials on hand. Tell us the joint widths if you can, and what drives or walks over them.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Your questions answered

Can you work on a hospital site such as Goring Hall Hospital?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Is a smaller place like Clapham outside your area?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.

Can you phase floor joint work around operations?

In most cases, just the area being treated is coned off. Traffic returns to each zone once it has cured, then we move to the next.

When is resealing likely to be due?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Do you need floor joint sealing in Clapham?

Concrete slabs shrink as they dry out, and saw-cut joints give that shrinkage a planned place to crack. As the panels contract, the joints widen, and a filler placed early can part company with one face.

Look out for the following:

  • Brittle joint filler breaking up
  • Loading bay joints breaking down
  • Unfilled floor joints collecting dirt and grit
  • Grimy joint lines spoiling a showroom floor

Schools such as Clapham and Patching CofE Primary School have movement joints in their walls and floors that are easy to overlook.

Before you book anyone

  • Whether their applicators hold CSCS cards
  • How the joint faces will be prepared and primed
  • Their plan for phasing and protecting the area
  • What the guarantee covers, and for how long

Choosing a commercial sealant contractor

Honest limits

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Slab panels that rock or move under load
  • Cracks across panels caused by settlement or overload
  • Broken concrete either side of the joint

If you’re not sure, just ring 01277 525 020 or email us and we’ll give you a straight answer before you book.

What we seal

  • Saw-cut induced joints
  • Construction joints
  • Retail and showroom floors
  • Forklift and pallet-truck routes
  • Loading bays
  • Joints along racking aisles

Diagnose, treat, sign off

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. For work around Clapham, we aim to finish in one visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Warehouse floors and decks around Clapham

Clapham is about 48 miles from central London. Warehousing clusters around the motorways that ring and radiate from London, and their floor joints take forklift and pallet-truck traffic all day. Clapham has at least three named business or industrial parks inside a 3-mile radius. Sites like these are full of saw-cut floor joints, yard slabs and car park joints.

Parks like Gosling Croft Business Centre, under half a mile to the south of Clapham, combine paved areas, car parks and building elevations, each with joints that move. Phasing is what makes joint work possible on busy sites such as Goring Business Park (2.4 miles south-east of Clapham): one bay, aisle or car park row at a time.

Clapham is about 3 miles north-west of Worthing, in West Sussex. We cover Clapham, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Our West Sussex coverage takes in 373 places. There’s a separate page for Brighton, roughly 14 miles from Clapham.

Looking after the joints

Problems stay small when the joints are checked regularly. Specifically:

  • Respect the cure time before traffic returns
  • Stop forks and pallets being dragged across joints
  • Put loading bays at the top of the list
  • Check joint lines on busy aisles regularly

Problems inside the 12-month guarantee period are ours to put right. After that, a check before your busiest period keeps small repairs small.

A broken joint on a main route is crossed by every truck on that route. Early treatment protects wheels, loads and drivers as much as the floor.

Leave it or put it right?

While the arrises are intact, filling a joint is straightforward. Wait until the edges have spalled and the concrete needs repairing before the joint can be filled which means more downtime in that zone. For buildings around smaller places like Clapham, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
