Our commercial sealant contractors service in PO19
A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely, then both faces are cleaned back to sound, dry material with no dust or grease on them. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead, and a backing rod limits the depth to give the sealant room to work. We work on washrooms and tea points, window and door perimeters and external facade joints, and the usual reasons a site gets in touch are black mould through washroom sealant that won’t clean off and movement joints packed with grit and debris.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.
- We start with the evidence: photographs, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.

Around Chichester
We work on buildings around Lancastrian Infant School, Church of St Paul and Central C of E Junior School, among other places. Nearby too are Chichester High School For Girls (0.7 miles south) and George and Dragon Inn (under half a mile south-east). For rail, the closest station is Chichester station, roughly 0.6 miles south of the centre. Other landmarks nearby include Novium Museum (less than half a mile south) and Chichester Castle (under half a mile east). Green spaces nearby include Stoke Down and Kingley Vale National Nature Reserve.
Where commercial joints are in PO19
The commercial stock in PO19 mixes older town-centre buildings with newer offices and units, in places such as Chichester, Portfield and Fishbourne and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Around the motorway corridors of the South East, business parks and industrial estates are common, and PO19 is part of the area we cover. Along the coast in PO19, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.
Chichester: Shops and cafés around stations like Chichester station, 0.6 miles south of Chichester, trade from early, so work is timed around them. Units at places like Summersdale Retail Park, 1.3 miles north of Chichester, are refitted as brands change, and the joints have to suit each new scheme.
Maintenance after handover
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:
- Log reseals in the O&M or maintenance records
- Check joints after other trades have worked nearby
- Have extract fans checked so wet areas dry out
- Make sure contractors see the asbestos survey before cutting out old mastic
Add the resealed joints to your planned maintenance inspections. A periodic look catches splits and lifting edges early, especially on exposed elevations and in washrooms. Should something look amiss, you can speak to us on 01277 525 020 or send details through our quote form and send a picture.
An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Cleanability is something environmental health officers pay attention to.
How the quote is worked out
These are the things that shape the price:
- The size and state of each joint
- Which sealant the job calls for
- Phasing around occupants
- How much existing material needs removing
Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.
Details that help us quote
The more we know, the firmer the quote. Helpful details to send:
- Any specification or named product
- Approximate linear metres or a joint schedule
- Asbestos survey details if the building is older
- Where the site is, with the postcode
We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To ask for one, phone 01277 525 020 or email the details over.
Doing it in-house
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.
Honest limits
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Misted, cracked or failed glazing units (a glazier’s job)
- Walls or slabs moving more than any sealant can take
- Leaks from pipework, wastes or valves (that’s plumbing)
Building owners, agents and FMs in PO19
As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.
Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
Your questions answered
Will the building have to shut during the work?
It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing.
How do you choose the sealant?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
Will you just go over the old sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
Are you CHAS accredited?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
Which site documents can you send us?
The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Our applicators are CSCS-carded.
How soon can the area be used again?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
Do you work for facilities managers and managing agents?
Yes. You can send details through our quote form, and we’ll confirm any paperwork you need with the quote.
