About fire stopping in Oxfordshire
Opened ceilings and riser doors often reveal service openings nobody sealed. Where the walls and floors already have a fire-stopping specification, we can work to it, matching the product and detail it names. Where there isn’t one, the designer or fire engineer needs to set one first. We work on pipe penetrations, cable penetrations and linear gaps at wall heads, and the failures we are asked to look at most are fire seals cut back for extra cables and never reinstated and unsealed penetrations discovered above suspended ceilings.
Working in a building that stays open takes some planning. We sign and contain the area we’re in, keep walkways clear and move on in phases so staff and visitors can carry on around us.
- We ask for the product and detail your designer has specified.
- Openings are measured and grouped by detail.
- Old or wrong materials are cut out.
- Mineral wool or other backing is fitted where required.
- We gun the sealant in to the specified depth around each service and tool it.
- We walk the completed areas with you and confirm the records agreed at quote stage.
What affects the price in Oxfordshire
Pricing service penetrations depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

What’s near Oxford
Locally, jobs take us to sites close to Headington Rye Oxford, Alexander Library of Ornithology and South Park, among other places. You will also find East Oxford Primary School (less than half a mile south-west), Cheney School (less than half a mile east), The Star pub (under half a mile west) and St Clement's Church (under half a mile north-west). The nearest railway station is Oxford station, about 1.6 miles west. A little further out are Warneford Hospital (less than half a mile east) and Rumble Museum (under half a mile east). For a walk, there’s CS Lewis Nature Reserve and Headington Hill.
Fire-resisting walls and floors across Oxfordshire
In Oxfordshire, as anywhere, the fire-stopping detail is set by the designer and accepted by building control. Our part is installing the specified product correctly, matched to the wall or floor and the services passing through.
The South East is one of the UK’s drier regions, though outside work in Oxfordshire still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.
Oxford: For a unit at a centre such as Clarendon Shopping Centre, which lies west of Oxford, penetration seals are worth checking after each shop fit. For a unit at a site such as Templars Shopping Park, 1.3 miles south-east of Oxford, any new service through a fire-resisting wall should be sealed to the tested detail.
Why act early?
An improvised seal can look finished while offering no tested performance. Correcting it means cutting it out and starting again with the specified product, and doing it once, properly, is cheaper.
Questions to ask before you book
- Their pre-qualification and accreditations
- Proof of insurance
- Will failed sealant be removed rather than covered?
- Will RAMS and insurance details be available?
Looking after the joints
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:
- Look above ceilings when tiles are lifted for other jobs
- Keep general-purpose fillers away from compartment walls
- Keep product data and details in the fire safety file
- Check with the data sheet before painting over fire sealant
Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Look for cracks, unsealed new cables and gaps that have been enlarged and get them dealt with.
Ask every contractor who works in risers or voids to report openings they create. It costs little and catches breaches early.
General trades versus a specialist
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
What affects the price in Oxfordshire
Each job is priced on its own details. The main factors are:
- Access and working height
- How much existing material needs removing
- Travel to remote or island sites
- The site’s rules and procedures
There’s no price list, because the scope varies so much from one building to the next. Call for a quote.
Sending details for a quote
Diagnosis starts before we arrive. Let us know:
- Access details, including height
- The product your specification calls for
- The type of building and who uses it
- Your programme or deadline
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, call 01277 525 020 or send details through our quote form.
When something else is needed
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Deciding what a wall or floor needs, which belongs to the designer
- Fire doors, dampers or other fire safety equipment
- Signing off or certifying a building’s fire stopping
Questions we’re asked in Oxfordshire
Do you need to see the site first?
Many jobs can be quoted from photographs, drawings or a joint schedule. Where they aren’t, we arrange a site visit.
How do you choose the sealant?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Can you fire stop behind the services contractors?
Yes, provided a specification covers them. New services after M&E works often breach existing seals, and we reseal them to the specified detail.
Do you have third-party installer accreditation for fire stopping?
No. We are not members of a third-party fire-stopping installer scheme. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. Where a client or main contractor requires a scheme member, we will say so right away rather than waste your time.
Do you take on multi-site work?
Yes. Several buildings can share a single quote, with one point of contact.
Do you approve fire stopping for building control?
No. We don’t certify or sign off fire stopping, and we hold no third-party fire-stopping installer certificate. Our part is fitting the specified product to its tested detail, and any records you need can be confirmed with the quote.
What’s the quickest route to a quote?
It works in four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.
