Fire stopping for businesses in Nuffield

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Different surfaces, different methods

Plastic pipes

Plastic pipes soften and collapse in a fire. Some intumescent sealants are tested on smaller plastic pipes. We confirm material and size first and tell you if sealant isn’t the right product.

Small ducts

Some fire-rated sealant details cover small ducts. Larger or fire-rated ductwork typically needs a different solution set by the designer and we flag that rather than guess.

Fire stopping in Nuffield, done properly

Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it using the product and detail it sets out. With no specification in place, the first step sits with your designer or fire engineer, not with us. We work on small duct penetrations where the tested detail allows, cable penetrations and pipe penetrations, and the usual reasons a site gets in touch are snag lists that include open service penetrations and unsealed joints where partitions meet the slab. One point of contact handles commercial sealant work in Nuffield from the first photos to the final walk-round, whether it’s one building or several.

Smaller places such as Nuffield still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

How a job runs

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. For work around Nuffield, we aim to finish in one visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

What we need from you

  • Share your working hours and any access restrictions
  • For older buildings, check the asbestos register before work
  • Arrange parking or a loading space

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Related advice

After the work

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • File the specified details where the next contractor can find them
  • Don’t let anyone top up a fire seal with the wrong product
  • Brief every trade that openings they make must be sealed
  • Settle who seals which penetrations at the start of a project

Don’t patch a fire-rated seal with anything outside its tested detail. Repairs need the same product and detail as the original.

Ask every contractor who works in risers or voids to report openings they create. Small habits like this stop openings building up.

Doing it in-house

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Your questions answered

What does the BS 476 change mean for fire-rated sealant in Nuffield?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.

Is Nuffield off your patch?

No. Places such as Nuffield are covered as much as the big towns. We work across Greater London and the South East. Good photos up front let us bring everything on the first visit.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

How long do sealant joints last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

How soon can the area be used again?

We’ll confirm how long the chosen product needs to cure.

What affects the price in Nuffield

A fixed quote reflects the actual work. It allows for:

  • Phasing around occupants
  • The size and state of each joint
  • The total length or number of joints
  • Access and working height

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Sending details for a quote

It doesn’t need to be a full survey. A few details are enough to get going:

  • How the joints are reached, and at what height
  • Any specification or named product
  • Whether the building will be occupied during the work
  • When you need the work done

A handful of photographs and a postcode is the fastest way to a quote. Upload them with the quote form, or give us a call on 01277 525 020 or email drawings and photos if you’d rather talk the job through.

Why act early in Nuffield

It is cheaper to seal service penetrations as each services package finishes than to come back for them later. While the area is still open, every opening is easy to see and reach. Around Nuffield, it’s better to renew all the failing joints at once. Send photographs of each area and we will quote for the lot.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Compartment walls and floors in Nuffield

Fire stopping of openings and penetrations in England falls under Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. Nuffield lies roughly 41 miles out from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls; the gaps need the specified seal.

For a building at a site such as Vanalloys Business Park, 2.2 miles south of Nuffield, a check of penetration seals after each fit-out is good practice. In a building such as Church of the Holy Trinity, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Nuffield is about 8 miles north-west of Caversham, in Oxfordshire. We cover commercial sites throughout Nuffield. 423 places across Oxfordshire fall within our area, including Nuffield. Our Reading page has more on work in that area.

Work on service penetrations is covered throughout RG9, for business premises of every kind. If your site is on Churchfield, Timbers Lane and Nuffield Hill or close by, we can quote for service penetrations. If your building is just outside Nuffield, we cover Heath End (1 mile south), Stoke Row (2 miles south), Checkendon (2 miles south), Ipsden (2 miles south-west) and Hook End (4 miles south). Nearby towns on our patch include Oxford (15 miles north-west), Didcot (9 miles west), Abingdon-on-Thames (13 miles north-west), Thame (12 miles north), Henley-on-Thames (6 miles south-east) and Benson (4 miles north-west).
