Fire stopping for Chalkhouse Green sites
Photos, a specification or a quick description of the joints is enough to start a fixed quote.
On site: what to expect
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. If others near Chalkhouse Green need work, visits can be combined, which keeps travel down. You will have a fixed quote before work starts.
- We ask for the product and detail your designer has specified.
- Openings are measured and grouped by detail.
- Old or wrong materials are cut out.
- Where the detail needs backing, it goes in at the stated depth.
- We gun the sealant in to the specified depth around each service and tool it.
- We walk the completed areas with you and confirm the records agreed at quote stage.
Getting the site ready
- Send asbestos survey details if the building is pre-2000
- Point out any areas we must not close
- Arrange parking or a loading space

Fire stopping for commercial buildings in Chalkhouse Green
No fire sealant works on its own: the evidence covers a specific product, wall or floor type, service, gap, depth and backing. We match each opening to that detail before any sealant goes in, and raise it with you if it falls outside. We work on cable penetrations, small duct penetrations where the tested detail allows and pipe penetrations, and the failures we are asked to look at most are fire stopping installed outside its tested range and openings left by services added after handover. Whoever orders the work in Chalkhouse Green, the brief is typically the same: a clear scope, tidy work and joints that don’t fail again.
Smaller places such as Chalkhouse Green still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.
Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

What we can’t put right
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Deciding what a wall or floor needs, which belongs to the designer
- Walls or floors that aren’t fire-resisting to begin with
- Fire risk assessments, a job for a competent assessor
If in doubt, ring 01277 525 020 or email drawings and photos and we’ll say what we think.

Compartment walls and floors in Chalkhouse Green
For England, the fire stopping of penetrations is dealt with in Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. Chalkhouse Green is about 38 miles from central London. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls.

Halls and meeting rooms at places like Saint Barnabas Emmer Green sometimes gain new services, and any compartment wall crossed needs the specified seal.

What sets the cost
Each job is priced on its own details. The main factors are:
- Travel to remote or island sites
- How much existing material needs removing
- Quantities, in metres or numbers
- The product specified
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.
What we need to price the job
A good diagnosis starts with the right details. Tell us:
- Clear photos of the problem areas
- Anything awkward about access or site hours
- The asbestos register, for older buildings
- The product your specification calls for
Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

Common questions from Chalkhouse Green clients
Is Chalkhouse Green off your patch?
No. Small places get the same service as large ones. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.
Can work at a site such as University of Reading fit around teaching?
Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.
What about RAMS and site documents?
Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.
When can the area be used after sealing?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
Which standards are fire seals tested to?
The tests are BS EN 1366-3 for penetrations and BS EN 1366-4 for linear joints, and classification is to BS EN 13501-2. EI 60 means integrity and insulation for 60 minutes in the tested arrangement.
Do you work in Scotland as well as England?
Our work covers Greater London, the South East and every Scottish council area. Scotland’s non-domestic Technical Handbook, clause 2.1.14, expects service penetrations to be fire stopped to at least the wall or floor’s fire resistance.
Do you seal openings left by new services?
Yes, where there is a specification for those walls and floors. New services after M&E works often breach existing seals, and we reseal them to the specified detail.
Doing it in-house
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
Different surfaces, different methods
Small ducts
Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Larger or fire-rated ductwork usually needs a different solution set by the designer, and we’ll say if that applies.
Linear joints
Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed, and we work within it.
