Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Floor joint sealing in Oxfordshire: how it works

Sometimes the concrete either side of a joint has already spalled. A filler laid against broken edges has nothing sound to grip, so we will tell you if the joint edges need repairing first and explain how it affects the programme. We work on construction joints, loading bays and forklift and pallet-truck routes, and the usual reasons a site gets in touch are cracked and crumbling joint fill and grimy joint lines spoiling a showroom floor.

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then handed back before we move to the next.

  1. A floor survey records every joint, its edges and what crosses it.
  2. You receive a fixed quote showing products and phasing.
  3. Old fill and packed debris come out until both faces are sound.
  4. Dust is vacuumed out and primer applied where specified.
  5. Filler or sealant is placed to depth and finished flush.
  6. We hand each phase back when it can take traffic.

How we quote

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

What’s near Oxford

Around Oxford, our work takes us to commercial buildings near Headington Rye Oxford, Alexander Library of Ornithology and South Park, among other places. Nearby too are East Oxford Primary School (under half a mile south-west), Cheney School (less than half a mile east), The Star pub (less than half a mile west) and St Clement's Church (less than half a mile north-west). For rail, the closest station is Oxford station, about 1.6 miles west of the centre. Well-known places in the area include Warneford Hospital (under half a mile east) and Rumble Museum (less than half a mile east). For a walk, there’s CS Lewis Nature Reserve and Headington Hill.

Estates, car parks and floors in Oxfordshire

Sites across Oxfordshire rarely stop for joint work, so we work in phases and hand areas back as they cure.

The South East is one of the UK’s drier regions, but external sealing in Oxfordshire still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.

Oxford: A campus such as Oxford Brookes University Headington Campus, less than half a mile north-east of Oxford, has long runs of movement joint in its buildings, decks and paving. Across sites such as Shotover Trading Estate (1.6 miles east of Oxford), floor and movement joints can be sealed in phases so units keep working.

Surface by surface

Retail and showroom floors

In retail, joints take trolleys, castors and cleaning machines rather than forklifts. The product is chosen for that traffic and the appearance is part of the brief.

Flexible floor sealants

Flexible floor sealants come in several colours so ask if the colour matters.

Quoting for work in Oxfordshire

Your fixed quote is built from the real scope. It takes account of:

  • The site’s rules and procedures
  • The total length or number of joints
  • How accessible the joints are
  • The product specified

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What we need to price the job

The more we know, the firmer the quote. When you get in touch, include:

  • Where the site is, with the postcode
  • Your programme or deadline
  • Approximate linear metres or a joint schedule
  • Whether an asbestos survey exists

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.

Should maintenance staff do it?

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Why act early?

Every jolt over a broken joint passes into the truck, the load and the driver. That means extra wear on wheels and a rougher ride for staff, adding costs nobody plans for. A filled joint takes most of that out.

Questions to ask before you book

  • Will CSCS-carded applicators be on site?
  • Their approach to joint depth and backing
  • Proof of insurance
  • Will RAMS and insurance details be available?

Honest limits

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Wide or random cracking that suggests a structural issue
  • A failing floor coating, which is a flooring contractor’s job
  • Level or flatness problems across the floor

Oxfordshire: questions and answers

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.

What happens if the joint edges are damaged?

A filler needs sound edges to grip. We’ll tell you if the joint edges need repairing first and set out how that affects the job.

Will we need to close the floor?

The work is phased. We work aisle by aisle or zone by zone so the rest of the floor stays in use around the site hours and access windows you give us.

Who decides which product is used?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

When can forklifts run over new joint filler?

Cure times vary with the product and how cold the slab is. We will give you a time for each zone when we agree the phasing.

Is colour matching possible?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

Why has the filler pulled away from one side?

It can be shrinkage, contamination on the joint faces or a product unsuited to the movement. We diagnose the cause before suggesting a fix.
