Fire stopping in Burdrop

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. We work to the product’s tested detail for every seal, not a rule of thumb. We work on linear gaps at wall heads, service gaps in risers and pipe penetrations, and the failures we are asked to look at most are unsealed joints where partitions meet the slab and penetration schedules that need working through. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Burdrop is the same: the right product in a properly prepared joint.

Smaller places such as Burdrop still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Our process

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes anything from one day to a planned run of visits, depending on the number of seals and the access, and we clear our waste as we work. If others near Burdrop need work, visits can be combined. A fixed quote is given before anything starts.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

What we need from you

  • Tell staff and tenants when we’ll be in
  • Point out parking and an unloading spot
  • Tell us your opening times and when work is allowed

Advice

Doing it in-house

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Common problems we fix in Burdrop

Physical damage is another reason seals stop doing their job. Maintenance work can knock a seal, cut it back for an extra cable or remove it with an old pipe and the opening isn’t always resealed.

Site and facilities staff are often the first to spot these:

  • Unsealed openings around new pipes and cables
  • Non-fire-rated filler around services
  • Head-of-wall gaps with no fire seal
  • Seals that don’t match their tested detail

Industrial units on estates such as Brailes Industrial Estate (to the west of Burdrop) often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal.

What your quote should include

  • The terms of the workmanship guarantee
  • Their approach to joint depth and backing
  • Can the work be phased to keep areas open?
  • The named product and why it was chosen

Choosing a commercial sealant contractor

For managing agents and facilities managers

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Building owners and managing agents use us on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Service penetrations in Burdrop buildings

At about 70 miles from central London, Burdrop is within reach of the capital. Office refits around the commuter belt bring new cabling through fire-resisting walls. Fire stopping of openings and penetrations in England falls under Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Either way, we install the specified product to its tested detail.

Holiday works at schools like Sibford Gower Endowed Primary School often leave service openings to seal before pupils return. In a building such as Church of Holy Trinity, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Burdrop is about 6 miles west of Banbury, in Oxfordshire. Commercial clients in Burdrop can call on us for service penetrations. Burdrop is one of 423 places we cover in Oxfordshire for service penetrations. We also cover Oxford, some 22 miles away.

We cover the OX15 postcode districts. If your site is on Hawk's Lane and Acre Ditch or close by, send details and we’ll quote for service penetrations. If your building is just outside Burdrop, we cover Sibford Gower (1 mile west), Sibford Ferris (1 mile south), Swalcliffe (1 mile east), Epwell (2 miles north) and Tadmarton (2 miles east). Bigger towns within reach include Banbury (6 miles east), Chipping Norton (7 miles south-west), Neithrop (5 miles east), Grimsbury (7 miles east), Ruscote (5 miles east) and Woodstock (14 miles south-east).

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Treat an open penetration as a priority repair
  • Have penetrations checked while they can still be seen
  • Keep product data and details in the fire safety file
  • Check with the data sheet before painting over fire sealant

New services after handover are a common way fire stopping gets breached. Building it into each contractor’s sign-off keeps the walls intact.

A simple record of seal locations and products helps. When a new service goes through, everyone knows which product and detail to match, which saves guesswork.

Questions we’re asked in Burdrop

Does your area include sites such as Brailes Industrial Estate, near Burdrop?

Yes. We cover Burdrop and the area around it, including industrial estates, business parks and retail parks such as Brailes Industrial Estate. A few photos and the unit address let us price the work.

Is Burdrop too far out for you?

Not at all. Burdrop is within our area. We work across Greater London and the South East. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

How long does a typical visit take?

That varies with the scale of the job, but the work normally takes anything from one day to a planned run of visits, depending on the number of seals and the access. For bigger or phased jobs, we’ll set out a timescale with the quote.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Do you design or specify fire stopping?

No. Deciding what is needed sits with the designer, fire engineer and building control. Our role is installing what they specify, to the product’s tested detail.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.

What we can’t put right

Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:

  • Openings that need collars, wraps, batts or boards rather than sealant
  • Deciding what a wall or floor needs, which belongs to the designer
  • Issuing fire ratings or certificates for seals

If you’re not sure, just speak to us on 01277 525 020 or email the details over and we’ll give you a straight answer.
