Common questions from Tiddington clients

Is a hospital such as Thame Community Hospital somewhere you can work?

Yes, healthcare and care buildings are part of our work. Each area is agreed with the ward or department and the estates team in advance.

Do you cover business parks and estates near Tiddington, such as Camp Industrial Estate?

Yes. We cover Tiddington and the area around it, including industrial estates, business parks and retail parks such as Camp Industrial Estate. To start, just phone 01277 525 020 or email drawings and photos with the unit, the joints involved and your access times.

What changes on 2 September 2029?

For buildings in England, Approved Document B removes BS 476 references from 2 September 2029. Products are then judged on BS EN 13501-2 classifications, subject to transitional arrangements. Scotland follows its own Technical Handbook, including clause 2.1.14 on service penetrations.

Will you sign off the seals for us?

No. Sign-off isn’t ours to give, and we don’t hold a third-party installer certificate. Our part is fitting the specified product to its tested detail.

Can you send site paperwork?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

How do we ask for a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photographs and a postcode.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

How we handle fire stopping in Tiddington

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. Each seal follows the manufacturer’s tested detail. If you have old intumescent sealant that has split away and open linear gaps along the top of fire-resisting walls, we can help. Looking for mastic applicators who cover Tiddington? We’ve been sealing commercial buildings since 2005.

Rural conversions around Tiddington can put new fire-resisting partitions inside older structures. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

What we can’t put right

Being straight saves everyone time. Fresh joints won’t solve:

  • Openings that need collars, wraps, batts or boards rather than sealant
  • Reviewing a building’s overall fire safety
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

Not sure which it is? You can speak to us on 01277 525 020 or send photos by email and we will tell you honestly before you book.

Where we work in Tiddington

  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Service gaps in risers
  • Pipe penetrations

Building owners, agents and FMs in Tiddington

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

When to bring in a specialist

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Compartments and services around Tiddington

Fire stopping of openings and penetrations in England falls under Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. Tiddington lies roughly 45 miles out from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls.

For a unit at a site such as Camp Industrial Estate (1 mile south-east of Tiddington), new power or data runs between office and warehouse can breach a compartment wall. Theatres, wards and plant rooms at sites like Thame Community Hospital (to the east of Tiddington) all have compartment walls crossed by services. In a building such as Church of St Helen, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Tiddington is about 4 miles west of Thame, in Oxfordshire. We cover Tiddington and the rest of Oxfordshire, with the same fixed quotes and 12-month guarantee as everywhere else. Our Oxfordshire coverage takes in 423 places, large and small. Oxford is covered too, some 7 miles away.

We cover the OX9 postcode districts. For a building on Oxford Road, Albury View and Brookside Close or nearby, send details and we will quote for service penetrations. If your building is just outside Tiddington, we cover Albury (1 mile east), Draycott (1 mile north), Milton Common (1 mile south), Little Ickford (1 mile north) and Ickford (1 mile north). Bigger towns within reach include Oxford (7 miles west), Didcot (12 miles south-west), Bicester (12 miles north), Abingdon-on-Thames (10 miles south-west), Thame (4 miles east) and Kidlington (11 miles north-west).

Diagnose, treat, sign off

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Rural sites near Tiddington may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Advice

Aftercare for building managers

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Flag new cables with no seal around them
  • Get seals inspected before ceilings and boxing close
  • Leave fire sealant to cure fully before covering it
  • Foam or ordinary sealant is never a fire-seal repair

Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted, and the data sheet says which.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there instead of being left for someone else.

Surface by surface

Masonry and concrete

Openings through concrete vary from tidy cores to rough break-outs. The gap is measured at the widest point so we know it sits within the tested range, and any outside it are raised with you.

Drylining partitions

Plasterboard partitions are tested as a specific construction. We check that the product’s detail covers that partition type and board thickness before sealing.
