Facade sealing in Oxfordshire: how it works
Weather decides a lot in facade sealing. The sealant needs a dry joint and temperatures inside the maker’s limits, so frosty or damp mornings can hold work back. We build that into the programme and tell you if the forecast changes the plan. We work on stone and brick facade joints, window and door perimeters and perimeter joints where frames meet the structure, and what we are called in for most is perimeter sealant that has split or peeled away and failed sealant on precast panel joints.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly.
- Photos, drawings or a visit tell us about the joints and the access.
- Product choice follows the joint’s movement and substrate.
- The existing bead comes out in full and both faces cleaned back.
- Primer goes on where the product data asks for it.
- Backing rod is fitted and the new sealant gunned in and tooled.
- The finished joints are checked with you.
What you will pay
The specified product makes a difference, and so does the preparation. Access, phasing and site rules also count.

New build and refurbishment in Oxfordshire
Our CSCS-carded applicators work on sites across Oxfordshire, from Oxford, Banbury and Didcot to smaller schemes. Send drawings, the programme and your paperwork requirements, and we’ll confirm everything with the quote.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and Oxfordshire is part of the area we cover.
Oxford: Hotels like Manor House Hotel (to the south of Oxford) rarely close for long, so refurbishment mastic is phased floor by floor. On a campus such as Oxford Brookes University Headington Campus, under half a mile to the north-east of Oxford, new teaching buildings and residences are typically built and refurbished around the academic year.
What sealant work can’t fix
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Joints whose design needs changing by the specifier
- Cracked or spalling substrates that need repair before sealing
- Damp caused by condensation inside the building
What happens if it’s left?
Resealing a few window perimeters is a small job; repairing water-damaged interiors and fixings is not. Leaks travel along the structure, often turning up far from the joint.
What your quote should include
- Their plan for phasing and protecting the area
- Their public liability cover
- How the joint faces will be prepared and primed
- How joint depth will be controlled
How the job changes by surface
Brick and stone facades
On masonry, the sealant has to suit a porous, textured surface. Neutral-cure products are used because acetoxy types can mark some stone.
Window and door perimeters
Perimeter joints move as frames expand and contract in the sun. Rod placed at the right depth lets the bead stretch.
Common problems we fix in Oxfordshire
Not every failure is in the sealant: crumbling render, spalling concrete or flaking paint take the sealant with them. We tell you when the edges need repairing before resealing.
Typical triggers for a call:
- New sealant peeling off old mastic
- Water coming in around window frames
- Failed seals around shopfront and entrance frames
- Cladding panel joints that have opened up
Maintenance after handover
A few simple habits keep the new joints working:
- Keep the sealant details on the building file
- Add perimeter sealant to planned maintenance checks
- Keep pressure washers away from fresh sealant
- Insist on a full cut-out when joints are renewed
After heavy weather, check vulnerable elevations for signs of water inside. Catching a new leak early keeps the repair small.
Get the joint design right when resealing: the right width, backing rod and a sealant with enough movement capability. Repeating a faulty detail just repeats the failure.
Questions we’re asked in Oxfordshire
Can the building stay open while you work?
Yes, with some planning. We agree a sequence with your contact so just one area at a time is disrupted.
How do you choose the sealant?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
When can you be on site?
Mention the site’s hours and access windows in your enquiry, and we’ll plan around them. You can reach the office between 8am and 5pm, Monday to Friday.
Can you work on upper floors?
That comes down to the access arranged for the job. When you give us a call on 01277 525 020 or email drawings and photos, describe the access, and we’ll plan the work with you.
What will the job cost?
Each job is quoted on its own details. To get one, give us a call on 01277 525 020 or email the details over with a description of the work.
Can you work in cold or wet weather?
Wet joints or temperatures outside the product’s range mean waiting. The programme allows for it and we tell you if the forecast changes things throughout the job.
Can you just add new sealant on top?
No. Fresh silicone won’t grip cured silicone, so the existing bead is removed entirely. Nothing else gives a bond that lasts.
