Fire stopping near Enslow

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

On site: what to expect

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. For a building around Enslow, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Fire stopping for commercial buildings in Enslow

Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. If you have fire seals cut back for extra cables and never reinstated and fire sealant pulled out of the opening, we can put it right. Whether you call it commercial sealant work, mastic application or joint sealing, in Enslow it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

A job near Enslow is usually planned around one visit, with the specification and photographs sent in advance. We install to the specification and the manufacturer’s guidance, leaving design and sign-off with the designer and building control.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Fire stopping around Enslow: how the place shapes the job

Fire stopping of openings and penetrations in England falls under Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. At about 57 miles from central London, Enslow is within reach of the capital. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls; the gaps need the specified seal.

In a school such as Bletchingdon Parochial Church of England Primary School, fire-rated sealant goes in around service penetrations where it is specified. Older community buildings such as Church of Holy Cross that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

Enslow is about 7 miles south-west of Bicester, in Oxfordshire. Businesses, contractors and managing agents in Enslow use us for work on service penetrations. 423 places across Oxfordshire fall within our area, Enslow among them. Our Oxford page has more on work in that area, about 8 miles away.

We take on service penetrations across the OX5 postcode area. For a building on Station Road, Lince Lane and Ingleby Paddocks or nearby, send details and we’ll quote for service penetrations. We also cover Bletchingdon (1 mile east), Kirtlington (1 mile north-east), Hampton Poyle (2 miles south-east), Kidlington (3 miles south) and Weston-on-the-Green (3 miles east) for service penetrations. A short drive away, we cover Oxford (8 miles south), Banbury (14 miles north), Bicester (7 miles north-east), Abingdon-on-Thames (13 miles south), Witney (10 miles south-west) and Carterton (14 miles south-west).

Questions we’re asked in Enslow

Do you work on fire-rated sealing in hotels in Enslow?

Yes, where fire-rated sealant is the specified product. We match the product to the wall or floor and the services, and say if something other than sealant is needed.

How does the removal of BS 476 from Approved Document B affect fire-rated sealing in Enslow?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Do you take on multi-site work?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

Is your workmanship covered by a guarantee?

Yes. The 12-month guarantee covers our preparation and application, but not damage, misuse or other trades’ work.

Does the weather affect the work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

What sets the cost

Before we quote, we look at:

  • How accessible the joints are
  • Quantities, in metres or numbers
  • Site requirements such as inductions and permits
  • Whether old sealant has to be cut out first

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Sending details for a quote

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • The type of building and who uses it
  • Anything awkward about access or site hours
  • Drawings or a marked-up plan, if available
  • Any specification or named product

A handful of photos and a postcode is the fastest way to a quote. Upload them with the quote form, or call 01277 525 020 or email the details over if you’d rather talk the job through.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Approving the work on behalf of building control
  • Large openings beyond what any sealant detail covers

Not sure which it is? You can phone 01277 525 020 or use the quote form and we’ll tell you honestly.

What we seal

  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Cable penetrations

Surface by surface

Plastic pipes

In a fire, plastic pipework melts away and leaves an opening. Small sizes are sometimes covered by an intumescent sealant detail, but many need a collar or wrap. We check the pipe material and diameter against the detail before we start.

Small ducts

Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Bigger ducts and fire-resisting ductwork are normally handled with other products and we flag that rather than guess.

After the work

For the best life from the joints:

  • Settle who seals which penetrations at the start of a project
  • Look above ceilings when tiles are lifted for other jobs
  • Report damaged or disturbed seals as soon as they’re spotted
  • Check with the data sheet before painting over fire sealant

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted, and the data sheet says which.

Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.

Signs you need fire stopping in Enslow

Physical damage is another reason seals stop doing their job. Maintenance work can knock a seal, cut it back for an extra cable or remove it with an old pipe and the opening isn’t always resealed.

What tends to prompt an enquiry:

  • Openings left by services added after handover
  • Unsealed joints where partitions meet the slab
  • Fire-stopping items raised at inspection or handover
  • Fire seals cut back for extra cables and never reinstated

Office fit-outs on sites such as Oxford Spires Business Park (to the south of Enslow) add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it.
