Fire stopping in Chilson, done properly

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We hold no third-party fire-stopping installer certificate, and we won’t pretend otherwise. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. We work on service gaps in risers, linear gaps at wall heads and small duct penetrations where the tested detail allows, and the failures we are asked to look at most are unsealed joints where partitions meet the slab and hidden openings found during inspections. Looking for mastic applicators who cover Chilson? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

A job near Chilson is normally planned around one visit, so send the specification and photographs first. We install to the specification and the manufacturer’s guidance, leaving design and sign-off with the designer and building control.

Work we carry out in Oxfordshire comes with a 12-month guarantee. Should something we installed fail, give us a call on 01277 525 020 or email us and we’ll come back to it.

Signs you need fire stopping in Chilson

Most open service penetrations are left by later work. A new cable pulled by an electrician, a pipe rerouted by a plumber or a data run drilled through a riser leaves an opening that nobody returns to. Across several fit-outs, the openings add up.

It’s worth sending us details if you spot any of the following:

  • Head-of-wall gaps with no fire seal
  • Builders’ foam or ordinary silicone in compartment walls
  • Service penetrations left open after M&E works
  • Damaged fire seals in risers and voids

Older community buildings such as Church of All Saints that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

Choosing a commercial sealant contractor

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

For managing agents and facilities managers

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Chilson can form part of a wider programme.

Fire-rated sealing for Chilson buildings

For England, the fire stopping of penetrations is dealt with in Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. Central London is about 67 miles from Chilson. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls.

Office fit-outs on sites such as Southill Business Park, 2.7 miles south-east of Chilson, add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it.

Chilson is about 6 miles north of Witney, in Oxfordshire. We send applicators to Chilson for service penetrations. 423 places across Oxfordshire fall within our area, including Chilson. We also cover Oxford, some 16 miles away.

Postcode districts covered here: OX7. For a building on Pudlicote Lane and School Lane or nearby, we can quote for service penetrations. Just outside Chilson, we also work in Shorthampton (1 mile north-east), Ascott-under-Wychwood (1 mile south-west), Ascott d'Oyley (1 mile south-west), Ascott Earl (1 mile south-west) and Chadlington (2 miles north). Further afield, our area takes in Banbury (15 miles north-east), Witney (6 miles south), Carterton (8 miles south), Faringdon (15 miles south), Kidlington (11 miles east) and Chipping Norton (5 miles north).

Your questions answered

How does the move away from BS 476 affect penetration seals in Chilson?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Can you work at a site such as Southill Business Park, by Chilson?

Yes. We cover Chilson and the area around it, including industrial estates, business parks and retail parks such as Southill Business Park. Photos and a short description are enough for a first look.

Does weather matter for sealant work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

Can the building stay open while you work?

In the majority of cases, yes. We phase the work so most of the building stays in use, with each area protected and signed.

Can the sealant be colour-matched?

That depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

On site: what to expect

In a busy building, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. Smaller jobs around Chilson can be grouped with others nearby, which keeps travel down. A fixed quote is given before anything starts.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Advice

How the job changes by surface

Linear joints

Joints at the top of partitions may need to move as the slab above deflects. We use the product and backing the detail names for that movement, along the full length of the run.

Small ducts

Ducts are only sealed with sealant where the detail allows it. The ductwork, its supports and any dampers are for the ductwork contractor.

When it isn’t the sealant

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Large openings beyond what any sealant detail covers
  • Signing off or certifying a building’s fire stopping

If in doubt, speak to us on 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.
