Construction mastic across Oxfordshire: what to expect

On a new build, the mastic package is one of the last trades through each area. Mastic Doctor takes on mastic packages for main contractors and developers, sealing plot by plot or floor by floor as areas are released. We work on window and door perimeters, sanitary and kitchen joints and brick and block movement joints, and what we are called in for most is external joints sealed in damp or cold conditions that are now failing and oversized or tapered gaps around new frames.

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it.

  1. We start with the drawings, specification and programme.
  2. Quantities are measured and a fixed price returned.
  3. We agree with the site team which areas come first.
  4. Each area is sealed when it’s released.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

Building work around Oxfordshire

In places such as Oxford, Banbury and Didcot, and across Oxfordshire, refurbishment leaves plenty of facade joints to seal alongside new build. Each junction between new and existing materials needs the right sealant, primer and backing.

We work across Greater London and the South East counties, and every job in Oxfordshire starts with access, parking and site rules.

Oxford: Units on estates such as Templars Shopping Park (to the south-east of Oxford) tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. On a healthcare site such as Warneford Hospital, under half a mile to the east of Oxford, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Building owners, agents and FMs in Oxfordshire

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Oxfordshire can form part of a wider programme across Oxfordshire.

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

Internal decorators’ caulk

Caulk is easy to apply badly. Done properly, it saves decorators time and gives a clean line and keeps the snag list down.

Snagging before handover

Snags typically come from damage by following trades, missed joints or poor earlier work. We price snagging as part of the package or as a separate visit, depending on what suits the programme.

Signs you need construction mastic

Wide, tapered or inconsistent gaps around frames are a common problem. Every product has limits on how wide a joint it can bridge and gaps beyond it need packing or adjusting by the frame installer. Better to raise it at the start than seal a joint that’s bound to fail.

Site and facilities staff are often the first to spot these:

  • Inconsistent sealant finishes from plot to plot
  • Mastic snags holding up handover
  • Missed perimeter joints on a new elevation
  • Bath and shower joints scraped during the final clean

Leave it or put it right?

A cheaper sealant can look like an easy saving on a large package. A failed joint in the defects period costs far more than the product difference and external joints are where it shows first. We price the specified product and will tell you plainly where an alternative would or wouldn’t work.

Questions to ask before you book

  • Do they follow the manufacturer’s priming guidance?
  • Is the sealant right for the movement and the substrate?
  • Their pre-qualification and accreditations
  • What level of public liability insurance do they hold?

After the work

A few simple habits keep the new joints working:

  • Ask installers to correct oversized gaps first
  • Note which sealant went where at handover
  • Use the product the specification names
  • Brief the final clean team to avoid blades near sealant

At handover, keep the product details with the O&M information. Future maintenance is easier when the products are known. Tell us what records you need and we’ll confirm with the quote.

Sealing outside when the joint is damp or too cold leads to poor adhesion. Holding off until conditions suit avoids callbacks so external sequencing builds in some flexibility.

FAQs: Oxfordshire

What hours do you work?

We’re in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

What will the job cost?

Every job gets its own fixed quote. For yours, ring 01277 525 020 or email a schedule or drawings with a description of the work.

What if there’s asbestos in the old mastic?

The duty to manage asbestos sits with the building’s dutyholder, so we will ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

Can fire-rated sealing at service penetrations be included?

Fire-rated sealant can be included where it’s specified, installed to the product’s tested detail. The design and sign-off belong to the designer, fire engineer or building control.

Are you fully insured?

Yes. Mastic Doctor is fully insured, public liability included.

Is colour matching possible?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We’ll confirm the colours available for the specified product.

Can the building stay open while you work?

Yes, as long as we plan it. Tell us your site hours and access windows and we will plan around them.
