Fire stopping in Sun Rising
We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. If you have unsealed joints where partitions meet the slab and snag lists that include open service penetrations, we can put it right. A single leaking joint is often how a building in Sun Rising first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.
Smaller places such as Sun Rising still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.
The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

What affects the price in Sun Rising
Sealant work doesn’t have a standard rate, because every site is different. What we take into account:
- Quantities, in metres or numbers
- Site requirements such as inductions and permits
- How much existing material needs removing
- The size and state of each joint
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.
What to include in your enquiry
A good diagnosis starts with the right details. Tell us:
- Clear photographs of the problem areas
- Rough lengths or quantities, or drawings if you have them
- Whether the building will be occupied during the work
- Any specification or named product
Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to ring 01277 525 020 or email the details over.
Sun Rising: questions and answers
How does the move away from BS 476 affect penetration seals in Sun Rising?
References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.
Is a smaller place like Sun Rising outside your area?
No. Places such as Sun Rising are covered as much as the big towns. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.
What hours do you work?
Give us your site hours and any access windows in your enquiry, and we will plan around them. You can reach the office between 8am and 5pm, Monday to Friday.
Do you guarantee your work?
Yes. The 12-month guarantee covers our preparation and application, but not damage, misuse or other trades’ work.
Do you offer coloured sealant?
It depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.
Can one quote cover more than one building?
Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.
How long does a typical visit take?
We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.
Aftercare for building managers
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:
- Have penetrations checked while they can still be seen
- Look above ceilings when tiles are lifted for other jobs
- Ask which product is in place before decorating
- Ask the designer to confirm details early on refits
Once the seals are in, tell other trades they exist and must not be disturbed. If a seal has to be opened for a new service, it should be reinstated to the same detail, by someone who knows the system.
On fit-outs, get the fire-stopping specification agreed before the services go in. The designer can then choose details that suit the services planned, and installation follows the programme.
For managing agents and facilities managers
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
Compartments and services around Sun Rising
Approved Document B is the English guidance that covers fire stopping around openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.
For buildings in and around Sun Rising, fire-rated sealant is installed where it is specified, to the manufacturer’s tested detail. For a building at a site such as Alkerton Oaks Business Park, which lies south-east of Sun Rising, a check of penetration seals after each fit-out is good practice.

Diagnose, treat, sign off
We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. Rural sites near Sun Rising may need directions, gate codes or a contact on site. Send that with the details and we’ll confirm the plan with the quote.
- We read the specification, drawings or penetration schedule you send and raise any questions before we price.
- On site, each opening is checked against the tested detail it is meant to follow.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- If an opening needs something other than sealant, we tell you instead of improvising.
What we need from you
- Move anything stored against the joints
- Send your site hours and access windows
- Send asbestos survey details if the building is pre-2000

Advice
What sealant work can’t fix
Being straight saves everyone time. Fresh joints won’t solve:
- Plastic pipes whose detail calls for a collar or wrap
- Designing or specifying fire stopping, which sits with the designer or fire engineer
- Signing off or certifying a building’s fire stopping
Not sure which it is? You can give us a call on 01277 525 020 or use the quote form and we will tell you honestly.
Joints and surfaces we work on
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
- Service gaps in risers
- Cable penetrations
- Joints between fire-resisting walls and floors
- Pipe penetrations
Site staff or a sealant specialist?
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Redoing a failed joint typically costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
