Fire stopping across the Isle of Wight: what to expect

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We hold no third-party fire-stopping installer certificate and we’d rather say that up front. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. Site teams most often ask us about fire stopping installed outside its tested range and hidden openings found during inspections, across service gaps in risers, small duct penetrations where the tested detail allows and cable penetrations.

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

How we quote

Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Why appoint us

  • Fully insured, including public liability cover
  • Joints cleaned back to sound surfaces
  • Fixed quotes based on photographs, drawings or a visit
  • Sealing commercial buildings since 2005

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Landmarks near Newport

Around Newport, our work takes us to commercial buildings near Seaclose Park, Castle Inn and Island Innovation VI Form Campus and the streets around them. Nearby too are Christ The King College (0.6 miles south-west) and Nine Acres Primary School (less than half a mile south). Other landmarks nearby include Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). Green spaces nearby include Briddlesford Nature Reserve and Mill Hill.

Fire-resisting walls and floors across the Isle of Wight

In the Isle of Wight, as anywhere, the fire-stopping detail is set by the designer and accepted by building control. We install what has been specified, using the right product for the substrate and the services.

We work across Greater London and the South East counties, and every job in the Isle of Wight starts with access, parking and site rules. In the parts of the Isle of Wight near the sea, the elevations facing the weather are where sealant gives up first, so they’re worth inspecting more often.

Newport: In a school such as Nine Acres Primary School, fire-rated sealant goes in around service penetrations where it is specified. Hospital estates such as Laidlaw Day Hospital, 0.7 miles north of Newport, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail.

Why deal with it now?

The longer openings stay, the more there tend to be: every new cable or pipe adds another. Keeping on top of it after each round of works keeps the job small.

What your quote should include

  • Who will actually carry out the work
  • How they’ll work around occupants
  • How the existing material will be dealt with
  • Do they follow the manufacturer’s priming guidance?

How the job changes by surface

Masonry and concrete

Core-drilled holes are neat; broken-out ones rarely are. The gap is measured at the widest point so we know it sits within the tested range, and any that don’t are flagged.

Drylining partitions

Plasterboard partitions are tested as a specific construction. The sealant detail has to be tested in that wall type, with the stated board layers before sealing.

Aftercare for building managers

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Check risers and ceiling voids after each round of works
  • Keep product data and details in the fire safety file
  • Don’t let anyone top up a fire seal with the wrong product
  • Ask the designer to confirm details early on refits

Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Watch for cracked sealant, new services with no seal and openings that have grown.

Keep a register of where seals are and what they are made of. When a new service goes through, everyone knows which product and detail to match, and it helps at inspections.

Why it fails

Mixing products or improvising a detail breaks the link with the test evidence. Gaps beyond the tested size, shallow sealant, no backing where it was needed, or products from different systems mixed together are the usual culprits.

Most enquiries start with something like this:

  • Old intumescent sealant that has split away
  • Expanding foam used as fire stopping
  • Unsealed openings around new pipes and cables
  • Unsealed joints where partitions meet the slab

Owners, agents and contractors

When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Questions we’re asked in the Isle of Wight

How long before the joints can be used?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.

Do you guarantee your work?

Yes. The 12-month guarantee covers our preparation and application, but not damage, misuse or other trades’ work.

How long do sealant joints last?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

Will you write the fire-stopping specification?

No. Deciding what is needed sits with the designer, fire engineer and building control. Our role is installing what they specify, to the product’s tested detail.

What happens if old sealant might contain asbestos?

Managing asbestos is the dutyholder’s responsibility, so we will ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

Is the BS 476 change in 2029 relevant to fire stopping?

In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, with transitional arrangements set by the Government. The European route, BS EN 13501-2, then applies. Product selection stays with your designer.

Do the same rules apply to fire stopping in Scotland?

Building standards in Scotland are separate from England’s, while England relies on Approved Document B. Either way, we install the specified sealant to its tested detail.
