About commercial sealant contractors in PO38
Commercial occupiers rarely want a floor out of action for sealant work. Tell us your site hours and access windows and we’ll plan around them. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. The enquiries we see most involve damp patches where an external joint has failed and gaps behind commercial kitchen worktops and sinks, across external facade joints, kitchen worktops and splashbacks and washrooms and tea points.
We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and we check in with your contact before moving on to each new area.
- First, details come to us: photographs, drawings or a schedule of the areas, or we arrange a site visit.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Before anything is cut out, we agree access, timings and sequence.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.
What affects the price in PO38

Landmarks near Ventnor
We work on buildings around The Blenheim pub, St Catherine's Church and St Francis Catholic and Church of England Primary Academy and the streets around them. The closest station to Ventnor is Shanklin station, about 3 miles north-east. Well-known places in the area include Arthur Webster Memorial Hospital for Children (3 miles north-east) and Longshoremans Museum (under half a mile south). Open spaces near Ventnor include Alverstone Mead and St Boniface Down.
Shops, offices and hotels in PO38
From Ventnor, Niton and Wroxall outwards, PO38 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
We work across Greater London and the South East counties, and every job in PO38 starts with access, parking and site rules. In the parts of PO38 near the sea, the elevations facing the weather are where sealant gives up first, so they’re worth inspecting more often.
Ventnor: Offices and shops close to stations such as Shanklin station, 3 miles north-east of Ventnor, tend to be busy all day, so sealant work is planned around opening hours. Trade counters and showrooms on estates such as Ventnor Industrial Estate (less than half a mile north of Ventnor) need neat joints where clients see them.
Doing it in-house
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
After the work
Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:
- Make sure contractors see the asbestos survey before cutting out old mastic
- Look at the sealant around anything that has been moved or replaced
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Put external and wet-area joints on a regular inspection round
Keep an eye out for other trades after we’ve gone. When fittings are moved or cabling added, the sealant nearby is easily disturbed, and it’s easy to forget to reseal afterwards. If that happens, ring 01277 525 020 or email drawings and photos and we will price putting it right.
Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.
Work for main contractors and building owners
When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
Honest limits
We check first that sealant really is the fix. It isn’t the answer for:
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Faulty windows rather than failed perimeter sealant
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
Leave it or put it right?
A cheaper quote sometimes means the old bead stays in. Sealing over looks tidy at handover, then lifts once the joint starts moving. Every quote we give includes full removal and preparation, which is where the lasting value is.
Questions to ask before you book
- How they’ll work around occupants
- How long is the guarantee, and what does it include?
- Are they CHAS accredited or on Constructionline?
- How the existing material will be dealt with
Common questions from PO38 clients
What site paperwork can you provide?
We will confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.
Are you CHAS accredited and on Constructionline?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
How many days will you need on site?
That varies with the scale of the job, but the work typically takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks. Larger or phased jobs take longer, and we will give you a timescale with the quote.
Can weather delay the job?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Is failed sealant stripped out, or sealed over?
The old bead is stripped out first. After that come cleaning, primer where needed, backing and the new sealant.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.
Does commercial sealant work come with a guarantee?
Our workmanship is guaranteed for 12 months. Public liability insurance is in place too.
