Commercial sealant contractors across PO34: what to expect
Mastic Doctor has been sealing joints for businesses and contractors since 2005: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. We work on kitchen worktops and splashbacks, floor and threshold joints and external facade joints, and the failures we’re asked to look at most are frame mastic that has hardened and come away from the wall and expansion joints with the sealant torn out.
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.
- You send photographs, drawings or a list of the joints and areas involved, or we arrange a site visit.
- We work out why the joints have failed and fix a quote for the agreed scope.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.

Commercial sealant contractors across PO34: the area picture
From Appley, Nettlestone and Seaview outwards, PO34 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
London and the South East are among the drier parts of the UK, though outside work in PO34 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass. In the parts of PO34 near the sea, the elevations facing the weather are where sealant gives up first.
Nettlestone: On a business park such as Ryde Business Park, 1.9 miles west of Nettlestone, sealant work tends to follow fit-outs: receptions, tea points, washrooms and frame perimeters. A hotel such as The Priory Bay Hotel, less than half a mile to the south-east of Nettlestone, shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
Work for main contractors and building owners
We work for building owners and managing agents on sealant work across single buildings or whole portfolios around PO34. Several sites can go on one quote, which keeps the paperwork simple.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
Why act early?
It can be tempting to hold sealant work back until the next refurbishment. That’s reasonable for internal joints that are just tired-looking, but a joint letting water in now keeps doing damage until the refurb arrives. We can seal the urgent joints now and leave the rest for the programme.
Comparing quotes
- What level of public liability insurance do they hold?
- Is the sealant right for the movement and the substrate?
- What site paperwork they can supply
- How joint depth will be controlled
Keeping the joints sound
A few simple habits keep the new joints working:
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Have extract fans checked so wet areas dry out
- Add sealant to the planned maintenance inspection list
- On pre-2000 buildings, share the asbestos information before work starts
Our workmanship on each job is backed by a 12-month guarantee. Keep the handover details with your O&M or maintenance records so it’s easy to find if a joint we sealed gives trouble inside the 12 months.
Occupiers often notice failing sealant before the facilities team does, and it reflects on how the building is run. Planned replacement saves fielding the same complaint again and again.
General trades versus a specialist
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Common problems we fix in PO34
If only one face has lost its grip, that’s an adhesion failure. The usual causes are poor preparation, a missed primer, contamination on the joint face or sealant bonded to the base of the joint. It’s one of the commonest faults we find on earlier work.
Look out for the following:
- Movement joints packed with grit and debris
- Frame sealant that has cracked, shrunk or pulled away
- Messy, uneven beads from earlier work that let the building down
- Earlier reseals applied straight onto the failed bead
Your questions answered
Which sealant will you use?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
How many days will you need on site?
That varies with the scale of the job, but the work normally takes anything from part of a day on a short run of joints to several weeks on a large phased package. For bigger or phased jobs, we will set out a timescale with the quote.
How soon can the area be used again?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.
Will you just go over the old sealant?
No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.
When is resealing likely to be due?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
How is commercial sealant work priced?
Photos, drawings or a schedule of the joints are typically enough to start through our quote form. If a visit is needed we will book one, and a fixed quote follows.
Could the old sealant in an older building contain asbestos?
It can, on some older buildings. So we check the register first and stop work on anything suspect until it’s tested.
