Our commercial sealant contractors service in the Isle of Wight
Most of the buildings we seal stay open while we’re there. Tell us your site hours and access windows and we will plan around them; phasing keeps some washrooms, kitchens or entrances available while others are done. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on floor and threshold joints, washrooms and tea points and window and door perimeters, and the usual reasons a site gets in touch are damp patches where an external joint has failed and untidy joints in a reception, shop floor or lobby.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- First, details come to us: photos, drawings or a schedule of the areas, or we arrange a site visit.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Before anything is cut out, we agree access, timings and sequence.
- We strip the failed bead and prepare both faces of the joint.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.
What you’ll pay
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Local landmarks in Newport
We work on buildings around Seaclose Park, Castle Inn and Island Innovation VI Form Campus. Other local landmarks include Christ The King College (0.6 miles south-west) and Nine Acres Primary School (less than half a mile south). A little further out are Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). The countryside around Newport includes Briddlesford Nature Reserve and Mill Hill.
Commercial premises across the Isle of Wight
In the Isle of Wight, much commercial sealant work follows refits in shops, offices and hotels in places such as Newport, Ryde and Cowes. Where the joint is on show, a colour that suits the finish is part of the job.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in the Isle of Wight are planned with access, loading and parking in mind. Coastal places in the Isle of Wight often have hotels, guest houses and holiday accommodation with busy seasons, which makes the quieter months a good time for sealant work.
Newport: For a retailer at a site such as Towngate Retail Park, less than half a mile to the north-east of Newport, the joints customers see are as much part of the fit-out as the shelving. Sites a few miles apart, such as Towngate Retail Park and Wakes Retail Park, can share one programme and one point of contact.
Leave it or put it right?
On many buildings the mastic was done by whichever trade was on site. A specialist applicator takes care of product choice, joint depth and preparation, and they’re where most failures begin. You notice the difference years later, not on the day.

- Is depth set with backing rod, or bond-breaker tape in shallow joints?
Common problems we fix in the Isle of Wight
Washrooms and kitchens wear sealant out in their own way. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant. The fix is a new bead of anti-mould sanitary silicone.
Any of the following is a good reason to get the joints checked over:
- Sanitary sealant that has gone black and patchy
- Window and door perimeter joints that have cracked open
- Earlier reseals applied straight onto the failed bead
- Wall and floor joints that have lost their seal
Looking after the joints
Keep the joints in good shape with a few simple steps:
- Keep washroom and kitchen extraction working
- Respect the cure time before reopening an area
- Note dates and locations of sealant work for future planning
- On pre-2000 buildings, share the asbestos information before work starts
Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces.
Occupiers often notice failing sealant before the facilities team does. Replacing it on a planned cycle keeps complaints down.
Building owners, agents and FMs in the Isle of Wight
Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
Cost factors for sealant joints
Your fixed quote is built from the real scope. It allows for:
- The size and state of each joint
- Travel to remote or island sites
- How much existing material needs removing
- Working within restricted access windows
Pricing sealant joints depends on quantities, condition and access, plus any specification you are working to. Call for a quote.
Before you send an enquiry
Good information means a firmer quote. Helpful details to send:
- Anything awkward about access or site hours
- A wide shot and a close-up of the area
- Specification clauses that apply
- Asbestos survey details if the building is older
Need a figure for a tender or a budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. If you have questions first, phone 01277 525 020 or send details through our quote form.
Common questions from the Isle of Wight clients
Does the weather affect the work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.
How long does a job like this take?
The duration is planned around your programme and the access we’re given. You’ll have an expected duration with the quote.
Is the old sealant taken out first?
The old bead is stripped out first. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
Do you check for asbestos before removing sealant?
Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.
Which sealant will you use?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
How do we get a quote?
Photos, drawings or a schedule of the joints are normally enough to start. If a visit is needed we’ll book one, and a fixed quote follows.
