Commercial sealant contractors across PO39: what to expect

Commercial occupiers rarely want a floor out of action for sealant work. Work is scheduled around the site hours and access windows you give us; phased work can also be planned so areas stay in use. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. Site teams most often ask us about external beads that have gone brittle and cracked and smeared sealant across finishes from a rushed job, across external facade joints, washrooms and tea points and window and door perimeters.

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it.

  1. We start with the evidence: photographs, drawings or a look on site.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. We hand back each area with its cure time and our 12-month guarantee.

Shops, offices and hotels in PO39

In PO39, much commercial sealant work follows refits in shops, offices and hotels in places such as Totland and Colwell. Visible joints call for a matched colour and a clean tooled finish.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in PO39 are planned with access, loading and parking in mind. Along the coast in PO39, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.

Totland: In hotels such as Albion Hotel, 1.4 miles to the south-east of Totland, refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes. Whatever the building in Totland, commercial sealant work starts with cutting out the failed bead and cleaning the joint back to sound material.

Maintenance after handover

To get the most from the new sealant:

  • Note dates and locations of sealant work for future planning
  • Add sealant to the planned maintenance inspection list
  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Check the asbestos register before anyone disturbs old sealant in an older building

In washrooms and kitchens, extraction makes a real difference to sealant life. Fans that are broken or switched off leave joints damp for longer, and mould follows damp. Your maintenance team can look at extract fans at the same time.

In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Environmental health officers look at how cleanable surfaces are.

Why act early?

On many buildings the mastic was done by whichever trade was on site. Choosing the product, setting the depth and preparing the faces are what a specialist brings, the three things that decide how long a joint lasts. It shows over the following seasons rather than at handover.

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is any of the following:

  • A dripping trap, valve or pipe behind a fitting
  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)
  • Broken glass or blown double-glazed units

Building owners, agents and FMs in PO39

If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first.

Different surfaces, different methods

Window and door perimeters

Internally, window boards and frame edges often have decorators’ caulk or silicone that has cracked. We use a paintable product where decorating follows and a silicone where it doesn’t, matched to the frame colour where colour matters.

Movement joints in walls and floors

Floor joints that take trolleys or forklifts need a tougher filler or sealant. We will recommend the right filler or sealant for the traffic and movement, and tell you if the edges need repairing first.

Common questions from PO39 clients

When can the area be used after sealing?

We’ll confirm how long the chosen product needs to cure, and sign any area that should be left alone.

Is your work guaranteed?

Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.

Can you supply RAMS and insurance details?

We confirm documents at quote stage: most clients ask for RAMS, our insurance certificate and CSCS details. Every applicator holds a CSCS card.

How do we get a quote?

The main factors are metres of joint, removal, access, the product and how many phases there are. For a fixed quote, send details through our quote form.

Who decides which product is used?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Is it OK to apply fresh sealant over existing beads?

Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip, and the faces are brought back to sound, dry material before resealing.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
