Our commercial sealant contractors service in PO36
We have applied sealant on commercial sites for over 20 years, and the documents buyers ask for are ready: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. Most enquiries involve movement joints packed with grit and debris and layers of sealant, all of them failing, across movement joints in walls and floors, floor and threshold joints and kitchen worktops and splashbacks.
Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.

Near you in Sandown
Around Sandown, our work takes us to commercial buildings near The Bay Church of England School, Sandown Bay Academy and Christ Church. You’ll also find The Old Comical pub (less than half a mile east) and Broadlea Primary School (0.9 miles south-west). Sandown has its own railway station: Sandown station. Well-known places in the area include National Poo Museum (less than half a mile south) and Arthur Webster Memorial Hospital for Children (1.6 miles south-west). Not far away are Alverstone Mead and Brading Down.
Commercial premises across PO36
In PO36, much commercial sealant work follows refits in shops, offices and hotels in places such as Sandown, Shanklin and Lake. Where the joint is on show, a colour that suits the finish is part of the job.
The South East is one of the UK’s drier regions, but external sealing in PO36 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up. PO36 includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.
Sandown: On a business park such as Spithead Business Centre, 1.1 miles south-west of Sandown, sealant work tends to follow fit-outs: receptions, tea points, washrooms and frame perimeters. Offices and shops close to stations such as Sandown station (less than half a mile north of Sandown) tend to be busy all day, so sealant work is planned around opening hours.
How the quote is worked out
Quotes vary with the job. It mainly depends on:
- Travel to remote or island sites
- Removal of failed or old sealant
- The total length or number of joints
- Whether the work must be split into stages
A quote for sealant joints depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.
Before you send an enquiry
We can often quote from photos and a few details. It helps to include:
- Rough lengths or quantities, or drawings if you have them
- Clear photos of the problem areas
- How the joints are reached, and at what height
- Any dates the work must fit around
Every quote starts with the facts: the joints involved, quantities, access and the product called for. Share whatever details you have and we will fill any gaps with a visit.
Different surfaces, different methods
Fire-rated seals where specified
Fire-rated sealant is only one type of fire-stopping product. Collars, wraps, batts and boards are specified for other services and gaps, and we will tell you if the detail calls for something else.
Washrooms and toilets
Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, phasing the rooms so not every toilet is closed at once.
Doing it in-house
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.
What we’re called out for in PO36
Washrooms and kitchens wear sealant out in their own way. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant. The fix is a new bead of anti-mould sanitary silicone.
Typical triggers for a call:
- Smeared sealant across finishes from a rushed job
- Window and door perimeter joints that have cracked open
- Mouldy silicone around WCs, urinals and vanity tops
- A top-up bead over failed sealant, now lifting
Commercial clients in PO36
Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
We work for building owners and managing agents on everything from one building to a spread of sites around PO36. One quote can cover more than one site, which keeps the paperwork simple.
Your questions answered
Do you check for asbestos before removing sealant?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and anything suspect is left until it has been tested.
How long does a job like this take?
That varies with the scale of the job, though a typical visit usually takes a few hours for one area, or a planned series of visits across a bigger building. For bigger or phased jobs, we will set out a timescale with the quote.
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
Is the old sealant taken out first?
Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip; the faces are then cleaned and prepared.
Can weather delay the job?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
Do you work for facilities managers and managing agents?
Yes, and through main contractors too. You send the details, we return a fixed quote, and the job is done and signed off, with a 12-month guarantee on the workmanship.
