How floor joint sealing works in the Isle of Wight
For sites across the Isle of Wight, the process is short: send details, get a fixed quote, we seal, and the work is guaranteed. A rough length of joint, photos of the worst areas and a site plan let us give a quick quote and a visit can be arranged where that is easier. We work on loading bays, forklift and pallet-truck routes and construction joints, and the failures we are asked to look at most are cracked and crumbling joint fill and chipped and spalling edges along forklift routes.
We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- We walk the floor and mark up joint widths, edge damage and traffic routes.
- The treatment and the zones are set out in a fixed quote.
- Old fill and packed debris come out until both faces are sound.
- We extract the dust and prime the faces if the product needs it.
- The joint is filled to its specified depth and trimmed level.
- Zones reopen once cured and the work moves on.
What affects the price in the Isle of Wight
Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Floors, slabs and movement joints across the Isle of Wight
Sites across the Isle of Wight rarely stop for joint work, so we phase it bay by bay, aisle by aisle or deck by deck.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in the Isle of Wight are planned with access, loading and parking in mind. In the parts of the Isle of Wight near the sea, the elevations facing the weather are where sealant gives up first.
Newport: At a retail site such as Towngate Retail Park (under half a mile north-east of Newport), joints in car parks, service yards and sales floors carry cars, cages and trolleys every day. Across sites such as Wakes Retail Park, which lies north-east of Newport, floor and movement joints can be sealed in phases so units keep working.
Signs you need floor joint sealing
A slab keeps shrinking for a long time after it is cast, and the saw cuts are there so it cracks in straight, controlled lines. Each panel pulls back as it shrinks and the joints open up, and a filler placed early can part company with one face.
Most enquiries start with one or more of the following:
- Soft sealant dragged out of trafficked joints
- Failing joints at loading bays and dock doors
- Brittle joint filler breaking up
- Joint fill separating from the concrete
What happens if it’s left?
Tape, or whatever sealant is in the stores cupboard, may look like a fix for a while. Neither is made to carry wheels, and it typically ends up dragged across the floor. The right filler or sealant saves doing it twice.
What your quote should include
- Whether old or failed sealant will be cut out, not overlaid
- How they handle RAMS and site documents
- How they’ll work around occupants
- Which product they’ll use, and why it suits the joint
Honest limits
A few problems need another trade or a different fix, and we say so rather than covering them up:
- A floor that rocks at the joints, which needs a structural fix
- Worn screed or surface finishes
- Cracks across panels caused by settlement or overload
Work for main contractors and building owners
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
We work for building owners and managing agents on everything from one building to a spread of sites around the Isle of Wight. One quote can cover more than one site, which keeps the paperwork simple.
What affects the price in the Isle of Wight
These are the things that shape the price:
- Site requirements such as inductions and permits
- Access and working height
- Which sealant the job calls for
- Travel to remote or island sites
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
Sending details for a quote
For an accurate fixed quote, we need a clear picture of the site. Useful things to include:
- Any specification or named product
- Rough lengths or quantities, or drawings if you have them
- When you need the work done
- Clear photos of the problem areas
The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or call 01277 525 020 or email the details over to discuss it first.
Common questions from the Isle of Wight clients
What do you need from us to quote?
Use our quote form, or email photos and a plan and tell us what runs on the floor. We then send a fixed quote that shows the products and zones.
Do you use semi-rigid filler or flexible sealant on floor joints?
There isn’t one answer for a whole floor. Hard wheels need edge support, which points to a semi-rigid filler and perimeter or movement joints need flexibility. You’ll see the choice for each area in the quote.
Is it fine to apply new sealant on top of old?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
Does weather matter for sealant work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
What about RAMS and site documents?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
How long does a job like this take?
The duration is planned around your programme and the access we are given. We’ll give you an estimate of time on site when we quote.
