How we handle fire stopping in Forest Side

Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. If you have expanding foam used as fire stopping and old intumescent sealant that has split away, we can put it right. Looking for mastic applicators who cover Forest Side? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Smaller places such as Forest Side still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

We stand by our work with a 12-month guarantee. That covers our preparation and application.

What sealant work can’t fix

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Issuing fire ratings or certificates for seals
  • Fire doors, dampers or other fire safety equipment
  • Gaps in walls that were never built as compartment walls

Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

Where we work in Forest Side

  • Service gaps in risers
  • Pipe penetrations
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors

Aftercare for building managers

To get the most from the new sealant:

  • Treat an open penetration as a priority repair
  • Check risers and ceiling voids after each round of works
  • Get seals inspected before ceilings and boxing close
  • Agree the fire-stopping specification before services go in

Don’t patch a fire-rated seal with anything outside its tested detail. A repair should use the original product, installed the same way unless the designer specifies otherwise.

Ask every contractor who works in risers or voids to report openings they create. Small habits like this stop openings building up.

FAQs: Forest Side

Will you plan work around the academic year at somewhere like The Isle of Wight College?

Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

Is Forest Side too small for you to travel to?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Good photos up front let us bring everything on the first visit.

Can you seal any opening with fire-rated sealant?

No. Sealant is the right product only where the tested detail says so. Collars, wraps, batts and boards exist for openings sealant doesn’t cover.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Can you quote from photos?

Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we will arrange a visit before quoting.

What changes on 2 September 2029?

In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, with transitional arrangements set by the Government. The European route, BS EN 13501-2, then applies. Product selection stays with your designer.

Do you hold third-party fire-stopping installer certification?

No, and we’d rather be clear about that. Some clients require third-party installer schemes even though the law doesn’t, so check your contract first. Where it isn’t required, we install the specified sealant to the maker’s details.

General trades versus a specialist

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Fire stopping around Forest Side: how the place shapes the job

In England, Approved Document B covers fire stopping of openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. Forest Side has a number of hotels close by, all within 2 miles. In hotels, bedroom and corridor walls are typically fire-resisting, so services added in a refit need sealing with the specified product.

Refits at places like Carisbrooke Retail Park (to the south of Forest Side) often reroute services through walls between units. For a hospital such as Mr Rohan Sawant (St Mary’s Hospital) (1 mile east of Forest Side), penetration sealing is typically phased ward by ward, with infection-control rules agreed first. Halls and meeting rooms at places like St. Mary's Church sometimes gain new services, and any compartment wall crossed needs the specified seal.

Forest Side is about 1 mile north-west of Newport, in the Isle of Wight. Our applicators travel to Forest Side for work on service penetrations. We work across 125 places in the Isle of Wight. Sites around Portsmouth have their own page, about 13 miles away.

We cover the PO30 postcode districts. Among the streets we cover are Forest Road and Gunville Road, and sites on any of them can send details for a fixed quote. Close to Forest Side, our area also takes in Hunny Hill (1 mile east), Parkhurst (1 mile north-east), Noke Common (1 mile north-east), Porchfield (2 miles north-west) and Locksgreen (2 miles west). Nearby towns on our patch include Ryde (7 miles east), Cowes (4 miles north), Sandown (8 miles south-east), Shanklin (8 miles south-east), Ventnor (9 miles south-east) and East Cowes (4 miles north-east). Where a site is remote or on an island, travel and materials need planning ahead, so include the location in your enquiry.

Our process

Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. Jobs in and around smaller places like Forest Side are typically planned as a single visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

What happens if it’s left?

It is cheaper to seal service penetrations as each services package finishes than to come back for them later. While the area is still open, every opening is easy to see and reach, and the right detail can be checked at the time. For buildings around smaller places like Forest Side, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we’ll explain how it’s made up.

Surface by surface

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers, and we work within it.

Masonry and concrete

Block walls and concrete floors are common substrates for penetration seals. Dust and loose debris are cleared out of the opening, with backing added if the detail requires it.
