How we handle facade sealing in Littleton Common

Access is part of every facade job, and we plan it with you before quoting. Let us know what access exists or is planned, and any site rules we need to work around, so the price covers the real job. We work on perimeter joints where frames meet the structure, stone and brick facade joints and shopfront frames, and what we are called in for most is previous reseals run over old sealant and weathered joints at frame-to-structure perimeters. Looking for mastic applicators who cover Littleton Common? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Construction in and around smaller places such as Littleton Common is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

Facade sealing in Littleton Common: the local picture

The area within 2 miles of Littleton Common holds a number of hotels. When hotels extend or refit, the work is normally squeezed between peak periods, mastic included. Littleton Common sits in one of the drier corners of the country, the South East. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so we time external mastic for dry faces and agree it with the site team.

When a college such as Brooklands College - Ashford Campus (to the north-west of Littleton Common) builds or refurbishes, the mastic package normally has to fit around students and staff. For contractors at a school such as Ashford CofE Primary School, sealing has to be finished before term starts. New wings at hospitals like Ashford Hospital (2.1 miles north-west of Littleton Common) bring long runs of window and panel joints to seal.

Littleton Common is about 1 mile south-east of Ashford, in Surrey. Anywhere in TW15, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Across Surrey, 379 places are covered, Littleton Common among them. For work in that direction, see our London page.

Postcode districts covered here: TW15 and TW17 for facade joints. Streets here include Littleton Road, Cambridge Road and Cornerside, and sites on any of them can send details for a fixed quote. Close to Littleton Common, our area also takes in Ashford Common (1 mile north-east), Charlton (1 mile south), Hounslow (1 mile north-east), Ashford (1 mile north-west) and Upper Halliford (1 mile south-east). Nearby towns on our patch include Guildford (13 miles south-west), Woking (9 miles south-west), Camberley (14 miles south-west), Epsom (10 miles south-east), Ewell (9 miles south-east) and Egham (4 miles west).

Site staff or a sealant specialist?

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Looking after the joints

Regular inspection catches problems early. Specifically:

  • Avoid harsh cleaners on facade sealant
  • Don’t wait for a second leak before calling
  • Check the asbestos register before old mastic is disturbed
  • Add perimeter sealant to planned maintenance checks

Record the sealant type and date on the building file. Future work can then match the product and colour across the elevation.

Get the joint design right when resealing: correct depth, proper backing and a sealant that can take the movement. A well-designed joint lasts longer than a like-for-like copy of a failed one.

When it isn’t the sealant

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Movement beyond what any sealant can handle
  • Render or concrete edges that have broken away
  • Work on the window or framing system itself

Not sure which it is? You can phone 01277 525 020 or send photos by email and we’ll tell you honestly.

What we seal

  • Window and door perimeters
  • Perimeter joints where frames meet the structure
  • Coping and flashing joints
  • Stone and brick facade joints
  • Cladding panel joints
  • Shopfront frames

Our process

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes anything from a single day to several weeks, depending on joint lengths, access and the weather, and we clear our waste as we work. If others near Littleton Common need work, visits can be combined. You will have a fixed quote before work starts.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. We walk the finished joints with you before handing over.

Getting the site ready

How the job changes by surface

Precast concrete panels

Precast arrises sometimes crumble or carry old residue. Faces are cleaned to sound concrete, and damaged edges are reported.

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. We cut out failed joints along their full length and rebuild them to the correct depth.

Owners, agents and contractors

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Littleton Common can form part of a wider programme across Surrey.

Questions we are asked in Littleton Common

Will you plan work around the academic year at somewhere like St Mary's University?

Yes, holiday working periods are the norm on campus jobs. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Is a hospital such as Ashford Hospital somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Who decides which product is used?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Can you handle several sites?

Yes. Several buildings can share a single quote, with one point of contact across South East England, Greater London and Scotland.

Do you install glazing systems?

No. We don’t install glazing systems, windows or glass. We seal the joints around them, such as perimeter joints where frames meet the structure.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.
