Facade sealing across Millbridge

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Leave it or put it right?

If access is already up for other work, resealing at the same time makes sense. Coordinating facade sealing with other external works avoids paying for access twice. Converted and older buildings near places like Millbridge tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.

Pricing facade joints depends on how many there are, their condition and the access. Call for a quote.

Facade sealing in Millbridge

Our facade sealing work covers external facade joints, window and door perimeters, cladding panel joints and the perimeter joints where frames meet the structure on commercial buildings in Millbridge. Coping and flashing joints are included where sealant is the specified fix. We work on coping and flashing joints, shopfront frames and window and door perimeters, and what we are called in for most is patch repairs that keep failing and damp patches beside frames after rain. Looking for mastic applicators who cover Millbridge? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Construction in and around smaller places such as Millbridge is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we’re clear about what is covered before work starts.

Different surfaces, different methods

Coping and flashing joints

Coping and flashing joints are included where sealant is the specified fix. They sit in the most exposed positions on the building and need a durable external sealant.

Precast concrete panels

Joints between precast panels carry real movement. We use a sealant with the right movement capability, set over backing rod, primed where the maker specifies.

Facade sealing around Millbridge: points for this area

Millbridge is about 37 miles from central London. Towns within reach of London tend to keep building, from flats to offices and schools, so mastic packages have to keep pace with busy programmes. The South East is one of the drier parts of the UK. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so external mastic is timed for workable conditions and agreed with the site manager.

Units on estates such as Grovebell Industrial Estate, 2.2 miles north-west of Millbridge, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. When a school such as St Mary's CofE Aided Infant School is extended or refurbished, the mastic package is often squeezed into the holidays. For a contractor working at a hospital such as Chase Community Hospital, 5.7 miles to the south-west of Millbridge, perimeter and facade sealing is planned around patients and deliveries.

Millbridge is about 2 miles south of Farnham, in Surrey. Any commercial site in Millbridge is covered, for single jobs and planned programmes alike. We work across 379 places in Surrey. For work in that direction, see our Reading page (21 miles or so).

Work on facade joints is covered throughout GU10. We cover commercial and managed buildings on Shortfield Common Road, The Reeds Road and Fifield Lane and the roads nearby. If your building is just outside Millbridge, we cover Shortfield Common (1 mile west), Frensham (1 mile south), Tilford Reeds (1 mile north-east), Lower Bourne (2 miles north) and Tilford Common (2 miles east). Further afield, our area takes in Guildford (11 miles north-east), Woking (14 miles north-east), Camberley (11 miles north), Frimley (10 miles north), Haslemere (7 miles south-east) and Cranleigh (14 miles east).

Local landmarks in Millbridge

We work on buildings around Edgeborough School, Weydon School and Underdown nature reserve and the streets around them. Millbridge’s nearest station is Farnham station, about 2.6 miles north of the centre. A little further out are Museum of Farnham (2.7 miles north) and Farnham Castle (3.1 miles north). For a walk, there’s Culverswell Hill and Farnham Heath.

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

What sealant work can’t fix

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Joints too narrow for the movement they take, which need redesign
  • Render or concrete edges that have broken away
  • Installing or repairing glazing systems

If in doubt, give us a call on 01277 525 020 or email us and we will say what we think.

What we seal

  • Shopfront frames
  • Perimeter joints where frames meet the structure
  • Window and door perimeters
  • Cladding panel joints
  • Coping and flashing joints
  • Stone and brick facade joints

Aftercare for building managers

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Insist on a full cut-out when joints are renewed
  • Add perimeter sealant to planned maintenance checks
  • Ask about asbestos in pre-2000 mastic
  • Note when each elevation was last resealed

Anything drilled through a facade joint breaks the seal. Ask the installer to reseal it properly using a matching sealant.

Use each reseal to correct the joint: correct depth, proper backing and a sealant that can take the movement. A well-designed joint lasts longer than a like-for-like copy of a failed one.

Millbridge: questions and answers

Can you work around term dates at a campus such as University for the Creative Arts?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Is Grovebell Industrial Estate, near Millbridge, within your area?

Yes. Estates, retail parks and business parks around Millbridge, Grovebell Industrial Estate among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

How long does a typical visit take?

That varies with the scale of the job, but the work normally takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather. For bigger or phased jobs, we will set out a timescale with the quote.

Are you CHAS accredited?

Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Can the building stay open while you work?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

Which sealant do you use on facades?

The product follows the joint’s movement, the surfaces and the specification. Specifications often refer to BS EN 15651-1 for facade sealants or BS EN 15651-2 for glazing.

Do you cover Millbridge?

Yes. Sites across Millbridge are covered, with one number for every area we cover.

How a job runs

Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then handed back before we move to the next. Rural sites near Millbridge may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. Product choice follows the joint’s movement and substrate.
  3. The existing bead comes out in full.
  4. Primer is applied where the maker specifies it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. We go over the completed work with you before leaving.

Before we start on site

  • Agree which areas must stay open
  • Let building users know which areas are affected
  • Make sure the joints can be reached
