Facade sealing for commercial buildings in Compton

Most facade joint failures trace back to the joint, not just the sealant. The width has to suit the expected movement and the sealant’s movement capability, while rod fixes the depth and stops the bead sticking to the rear, often at around 2:1 width to depth, as the manufacturer advises. Most enquiries involve failed seals around shopfront and entrance frames and discoloured or dirty facade joints, on stone and brick facade joints, shopfront frames and window and door perimeters. Searching for sealant specialists in Compton? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.

Conversions of older rural buildings near smaller places such as Compton bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

How the job changes by surface

Brick and stone facades

Stone can absorb plasticisers from the wrong sealant. We use a product suitable for the stone where the specification names one, with masked edges for a clean line.

Coping and flashing joints

Sometimes the coping or flashing itself has failed. We tell you if the fix is a roofing or metalwork job rather than a reseal.

On site: what to expect

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather, and we clear our waste as we work. If others near Compton need work, visits can be combined, which keeps travel down. You’ll have a fixed quote before work starts.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

Advice

Owners, agents and contractors

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Common questions from Compton clients

Is hospital work, at somewhere like Farnham Community Hospital, something you do?

Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Does your area include sites such as The Sands Business Centre, near Compton?

Yes. We cover Compton and the area around it, including industrial estates, business parks and retail parks such as The Sands Business Centre. Send details of the unit and the work through our quote form for a quick quote.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

How many days will you need on site?

It depends on the scope, but the work usually takes anything from a single day to several weeks, depending on joint lengths, access and the weather. Larger or phased jobs take longer, and we will give you a timescale with the quote.

Are you CHAS accredited and on Constructionline?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

Doing it in-house

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What sets the cost

Before we quote, we look at:

  • Which sealant the job calls for
  • Distance, for remote addresses
  • Any access equipment needed
  • Whether old sealant has to be cut out first

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

What to include in your enquiry

For an accurate fixed quote, we need to understand the site. Send us:

  • How the joints are reached, and at what height
  • Photos of the joints, close up and from further back
  • Rough lengths or quantities, or drawings if you have them
  • The type of building and who uses it

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Mastic packages on Compton sites

Several hotels sit less than 2 miles from Compton. When hotels extend or refit, the work is typically squeezed between peak periods, mastic included. Compton lies roughly 35 miles out from central London. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, and main contractors there need mastic that keeps to the programme.

New units and refits on sites such as The Sands Business Centre, 0.8 miles to the east of Compton, need their panel and perimeter joints sealed to the specification. For contractors at a college like Aldershot College (2.5 miles north-east of Compton), perimeters and internal sealant are timed for the holidays. Work at a hotel such as The Blue Boy Railway Hotel, 1.3 miles west of Compton, tends to be programmed around bookings, mastic included.

What happens if it’s left?

Scaffold or access already on site makes resealing much simpler. Coordinating facade sealing with other external works avoids paying for access twice, saving a second set-up. Around Compton, it’s better to renew all the failing joints at once. Photos of every joint help us quote for the whole job.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we’ll explain how it’s made up.
