About our facade sealing in Upper Halliford
We seal window and door perimeters, cladding panel joints, external facade joints and perimeter joints where frames meet the structure for clients around Upper Halliford. Where sealant is the specified fix, we also take on coping and flashing joints. Site teams most often ask us about old perimeter mastic that has dried out and draughts around frames and panels, on cladding panel joints, perimeter joints where frames meet the structure and shopfront frames. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Upper Halliford, that means joint design, primers and backing rod as standard.
Around smaller places like Upper Halliford, building work usually means conversions of farm buildings, a few new houses or an extension to a hall or school. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.
What our 12-month guarantee covers is the way we did the job: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

On site: what to expect
On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself usually taking a day or two for a few elevations, and longer where access has to be moved around the building. Rural sites near Upper Halliford may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.
- Photos, drawings or a visit tell us about the joints and the access.
- We confirm the joint type, movement and the specified product.
- The existing bead comes out in full and both faces cleaned back.
- Primer is applied where the maker specifies it.
- Backing rod is fitted and the new sealant gunned in and tooled.
- We go over the completed work with you before leaving.

What sets the cost
What shapes the price:
- Joint width, depth and condition
- The product specified
- Any access equipment needed
- Removal of failed or old sealant
Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.
What to include in your enquiry
Diagnosis starts before we arrive. Tell us:
- The asbestos register, for older buildings
- How the joints are reached, and at what height
- Approximate linear metres or a joint schedule
- When you need the work done
A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.

Owners, agents and contractors
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Upper Halliford can form part of a wider programme across Surrey.
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.
General trades versus a specialist
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
What we can’t put right
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Damaged frames that need replacing
- Installing or repairing glazing systems
- Leaks from roofs, gutters or failed flashings rather than sealant joints
If you’re not sure, just give us a call on 01277 525 020 or email a schedule or drawings and we will give you a straight answer.
Joints and surfaces we work on
- Coping and flashing joints
- Shopfront frames
- Cladding panel joints
- Window and door perimeters
- Stone and brick facade joints
- Perimeter joints where frames meet the structure
After the work
After handover, a little attention goes a long way:
- Avoid harsh cleaners on facade sealant
- Record the product and colour used on each elevation
- Don’t wait for a second leak before calling
- Walk the elevations once or twice a year
Let the new sealant cure before washing the facade or windows near it. Keep high-pressure jets and strong chemicals away from new sealant.
Deal with sections that fail early as soon as they show. A few metres resealed promptly can stop water damage spreading.
Mastic packages on Upper Halliford sites
Upper Halliford lies roughly 16 miles out from central London. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, and each scheme needs its mastic sealed to programme. Upper Halliford sits in one of the drier corners of the country, the South East. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so the external programme keeps a little slack.
New units and refits on sites such as Longwood Business Park, 0.6 miles to the south-east of Upper Halliford, need their panel and perimeter joints sealed to the specification. Hotel extensions and refits, at places such as The Magpie Hotel, 0.9 miles to the east of Upper Halliford, typically run between busy periods, so the sealing is squeezed into short windows. On a healthcare site such as Walton Community Hospital, 2.1 miles south-east of Upper Halliford, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.
