Facade sealing in Domewood

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Facade sealing for commercial buildings in Domewood

Facade sealants sit in the sun, rain and frost every day, so they don’t last indefinitely. How long a joint lasts depends on the movement it takes, its exposure, the product and how well it was installed. When the time comes, we cut the old sealant out completely and start again. Site teams most often ask us about water coming in around window frames and failed seals around shopfront and entrance frames, on cladding panel joints, perimeter joints where frames meet the structure and window and door perimeters. Whoever orders the work in Domewood, the brief is usually the same: a clear scope, tidy work and joints that don’t fail again.

For a site near Domewood, the mastic visit is planned so the right sealants, primers and backing rod are on hand, timed to the stage the job has reached. Drawings, photographs and the programme let us give a fixed quote.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

Owners, agents and contractors

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

From enquiry to sign-off

Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Smaller jobs around Domewood can be grouped with others nearby, which keeps travel down. You’ll have a fixed quote before work starts.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. We walk the finished joints with you before handing over.

Signs you need facade sealing in Domewood

When the sealant tears down its centre, it has normally been asked to move more than it can. The joint may be too narrow, the bead too thin or the sealant the wrong movement class.

Typical triggers for a call:

  • Weathered facade joints that have lost their grip
  • Perimeter sealant that has split or peeled away
  • Weathered joints at frame-to-structure perimeters
  • Gaps between rainscreen or cladding panels

When a school such as Imberhorne School is extended or refurbished, the mastic package is often squeezed into the holidays.

What to look for in a quote

  • How the existing material will be dealt with
  • Which product they’ll use, and why it suits the joint
  • Their plan for phasing and protecting the area
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

When something else is needed

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Replacing glass or failed glazing units
  • Movement beyond what any sealant can handle
  • Damaged frames that need replacing

Not sure which it is? You can phone 01277 525 020 or send details through our quote form and we will tell you honestly.

What we seal

  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Stone and brick facade joints
  • Cladding panel joints
  • Coping and flashing joints
  • Window and door perimeters

What the job involves on each surface

Perimeter joints at frames and structure

These frame-to-structure joints take a lot of movement and weather. They are cut out, cleaned, backed and resealed.

Cladding panel joints

On sealed panel systems, every joint keeps water out. Failed runs are cut out and rebuilt end to end with backing and a facade-grade sealant.

After the work

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Keep the sealant details on the building file
  • Don’t wait for a second leak before calling
  • Confirm the survey covers external sealants in older buildings
  • Avoid harsh cleaners on facade sealant

Blocked sills and gutters push water at the joints. Sealant copes better when water runs off the facade as designed instead of soaking the joints.

Tie resealing in with redecoration, cladding repairs or other access. Sharing the access keeps the cost down and limits disruption.

Questions we are asked in Domewood

Is a hospital such as Queen Victoria Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Does your area include sites such as Silverwood Industrial Estate, near Domewood?

Yes. We cover Domewood and the area around it, including industrial estates, business parks and retail parks such as Silverwood Industrial Estate. Send details of the unit and the work through our quote form for a quick quote.

Should we check old sealant for asbestos?

In older non-domestic buildings, old sealant can contain asbestos. Check the asbestos register or survey before it is disturbed, and if anything is suspected, we stop until it’s tested. Removal of asbestos isn’t something we do.

Do you install glazing systems?

No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, such as perimeter joints where frames meet the structure.

How long before the joints can be used?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.

Building and refurbishing in Domewood

The area within 2 miles of Domewood holds several hotels. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up. Domewood is in the South East, one of the UK’s drier regions. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack.

On a healthcare site such as Queen Victoria Hospital, 3.6 miles east of Domewood, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. Older buildings in the area around Domewood, such as Saint Hill Manor, which lies south-east of Domewood, need care when sealed: the product has to suit soft or historic materials.
