Facade sealing for Christmas Pie sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Facade sealing in Christmas Pie, done properly

Water ingress at window frames is a frequent reason facilities managers contact us. Very often the perimeter bead has cracked or lost its grip. We will tell you if we think the leak is coming from somewhere sealant won’t fix. Most enquiries involve previous reseals run over old sealant and cladding panel joints that have opened up, across perimeter joints where frames meet the structure, window and door perimeters and stone and brick facade joints. A specialist sealant contractor works differently from a general builder: in Christmas Pie, that means joint design, primers and backing rod as standard.

Conversions of older rural buildings near smaller places such as Christmas Pie bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Different surfaces, different methods

Coping and flashing joints

Not every coping or flashing leak is a sealant problem. Where the issue isn’t the sealant, we say so.

Precast concrete panels

Precast arrises sometimes crumble or carry old residue. We clean back to sound material and flag edges that need repair.

Facade sealing around Christmas Pie: how the place shapes the job

Rainfall across the South East, Christmas Pie included, is lower than in many parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager. Christmas Pie lies roughly 31 miles out from central London. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, so mastic packages have to keep pace with busy programmes.

On a campus such as University of Surrey - Manor Park Campus, which lies east of Christmas Pie, new teaching buildings and residences are typically built and refurbished around the academic year. On a healthcare site such as Royal Surrey County Hospital (2.7 miles east of Christmas Pie), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. When units on a site such as Wanborough Business Centre (0.9 miles east of Christmas Pie) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

Christmas Pie is about 2 miles east of Ash, in Surrey. Christmas Pie sits inside our coverage and the rest of Surrey, with the same fixed quotes and 12-month guarantee as everywhere else. We work across 379 places in Surrey. For work in that direction, see our Reading page (20 miles or so).

Why it’s worth doing now in Christmas Pie

The longer a failed joint is left, the more the substrate suffers: wet edges break down, so repairs may be needed before resealing. Early action keeps it simple. Around Christmas Pie, it’s better to renew all the failing joints at once. Photos of every joint help us quote for the whole job.

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Why appoint us

  • Fixed quotes based on photos, drawings or a visit
  • One number for every site we cover
  • Sealing commercial buildings since 2005
  • Work to your specification and the manufacturer’s guidance

What sealant work can’t fix

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Damaged frames that need replacing
  • Movement beyond what any sealant can handle
  • Installing or repairing glazing systems

If in doubt, speak to us on 01277 525 020 or email the details over and we will say what we think before you book.

What we seal

  • Coping and flashing joints
  • Shopfront frames
  • Stone and brick facade joints
  • Cladding panel joints
  • Window and door perimeters
  • Perimeter joints where frames meet the structure

Our process

Diagnose, treat, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. Jobs in and around smaller places like Christmas Pie are usually planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Advice

Doing it in-house

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

After the work

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Clear debris that holds water against joints
  • Don’t wait for a second leak before calling
  • Ask about asbestos in pre-2000 mastic
  • Keep pressure washers away from fresh sealant

Look at perimeter and panel joints as part of routine building checks. Signs to look for are cracking, edges lifting, chalking and stiffness; record the locations.

Don’t wait for a full elevation to fail. Small repairs stop small leaks becoming large ones behind the facade.

Common questions from Christmas Pie clients

Does your area include sites such as Wanborough Business Centre, near Christmas Pie?

Yes. We cover Christmas Pie and the area around it, including industrial estates, business parks and retail parks such as Wanborough Business Centre. Send details of the unit and the work through our quote form for a quick quote.

Is Christmas Pie too small for you to travel to?

Not at all. Christmas Pie is within our area. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

How long does a typical visit take?

The duration is planned around your programme and the access we are given. We’ll give you an estimate of time on site when we quote.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

How do we ask for a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photos and a postcode.

Can weather delay the job?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Can you work while the building is occupied?

Yes, as long as we plan it. Tell us your site hours and access windows and we will plan around them.
