Row Town: questions and answers
Could you schedule work at a campus like Brooklands Technical College - Weybridge Campus for the vacation?
Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.
Is a smaller place like Row Town outside your area?
No. Places such as Row Town are covered as much as the big towns. Our area covers London and the South East counties. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Is it okay to overlay old mastic?
No. A bead run over old sealant soon lifts. We remove the failed sealant, clean the faces, set the depth and reseal.
Can you look at water coming in around a frame?
Yes. Photos help, and you can ring 01277 525 020 or email drawings and photos to arrange a visit. Many frame leaks are sealant failures, though not all, and we will tell you which.
What do you charge?
It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a quote.
How do I request a quote?
There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photos and a postcode.
How long before the joints can be used?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
About our facade sealing in Row Town
We don’t install glazing systems or replace glass. What we seal are the joints around them: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds with products suited to facade or glazing perimeter joints. We work on window and door perimeters, cladding panel joints and perimeter joints where frames meet the structure, and what we are called in for most is weathered joints at frame-to-structure perimeters and gaps between rainscreen or cladding panels. One point of contact handles commercial sealant work in Row Town from the first photographs to the final walk-round, whether it’s one building or several.
Building work in places the size of Row Town is usually small-scale: a handful of new houses, barn conversions, a school or hall extension. Even a small site needs its perimeter and facade joints sized, backed and sealed properly.
We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Contractors’ notes for Row Town
Row Town lies roughly 20 miles out from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, so mastic packages have to keep pace with busy programmes. Row Town sits in one of the drier corners of the country, the South East. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack.
On a healthcare site such as St Peter's Hospital A&E (1.3 miles north-west of Row Town), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. When units on a site such as Camphill Industrial Estate, 1.4 miles south of Row Town, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.
Row Town is about 3 miles west of Weybridge, in Surrey. Businesses, contractors and managing agents in Row Town can call on us for facade joints, as part of our coverage of Surrey. Row Town is one of 379 places in Surrey on our list for facade joints. There’s a separate page for London, about 20 miles away.
We take on facade joints across the KT15 postcode area. Streets here include Coombe Drive, Franklands Drive and Dickens Drive, and sites on any of them can send details for a fixed quote. If your building is just outside Row Town, we cover Ottershaw (1 mile west), Woodham (1 mile south), Chertsey (2 miles north), West Byfleet (2 miles south) and Lyne (2 miles north-west). Further afield, our area takes in Guildford (9 miles south), Woking (4 miles south-west), Camberley (10 miles west), Epsom (10 miles east), Ewell (11 miles east) and Egham (5 miles north).
What’s near Row Town
We work on buildings around White Lodge Children's Centre, Jubilee High School and Woburn Park, among other places. Row Town’s nearest station is Addlestone station, about 1.2 miles north-east of the centre. Other landmarks nearby include Runnymede Hospital (1.3 miles north-west) and The Hockey Museum (3.8 miles south-west). Green spaces nearby include Abbey Lake and St Ann's Hill.
On site: what to expect
On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, and the work normally takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather. For a job in Row Town, the main thing is a clear picture of the work, so send photographs of each area. A fixed quote follows.
- First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
- The old bead is cut away completely, not overlaid.
- Both faces are cleaned and, where the product needs it, primed.
- Backing rod, or bond-breaker tape in shallow joints, limits the depth.
- A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
- The completed runs are checked with you, then the 12-month guarantee applies.
What we need from you
- Agree which areas must stay open
- Flag any permit to work we will need
- Send any specification or drawings in advance

When to call us in Row Town
A frequent fault is a bead stuck to the joint’s rear face as well as its sides. With no backing, the sealant is restrained.
If one of these sounds familiar, it’s time for a closer look:
- Unsightly perimeter sealant on a visible elevation
- Perimeter joints where frames meet the structure
- Damp patches beside frames after rain
- Weathered facade joints that have lost their grip
Projects at schools like Holy Family Catholic Primary School work to term dates, so mastic is programmed tightly.

When something else is needed
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Joints whose design needs changing by the specifier
- Providing access systems for the work
- Leaks from roofs, gutters or failed flashings rather than sealant joints
If you’re not sure, just phone 01277 525 020 or send photos by email and we’ll give you a straight answer before you book.
Joints and surfaces we work on
- Cladding panel joints
- Coping and flashing joints
- Window and door perimeters
- Stone and brick facade joints
- Perimeter joints where frames meet the structure
- Shopfront frames
Surface by surface
Precast concrete panels
Precast panel joints have to absorb thermal and structural movement. A sealant of the right movement class goes in over backing rod.
Window and door perimeters
Frames grow and shrink with temperature, and the perimeter joint has to follow. The rod limits depth, leaving the bead able to flex as the frame moves.
Maintenance after handover
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:
- Brief window cleaners about newly sealed joints
- Check the asbestos register before old mastic is disturbed
- Plan facade sealing alongside redecoration
- Insist on a full cut-out when joints are renewed
After heavy weather, check vulnerable elevations for signs of water inside. An early report normally means a small reseal rather than a bigger repair.
In pre-2000 buildings, check the asbestos register before old sealant is cut out. Older sealants can contain asbestos, and if it’s suspected, we stop until it has been tested.
Leave it or put it right?
Patch repairs over old sealant tend to come back. A full cut-out and reseal costs more on the day but lasts much longer and avoids repeat call-outs. Small buildings around Row Town suffer from failed joints as much as large ones. Catching it early means a reseal rather than repairs.
There’s no price list, since every building and every scope is different. Call for a quote and we will price your job on its own details.
