About our washroom sealing in Furzey Lodge
Facilities managers, contractors and building owners have used us for washroom sealing for over 20 years. We are CHAS accredited and a Constructionline member, with CSCS-carded applicators. There is public liability insurance behind every job. Every resealed washroom carries our 12-month guarantee. Site teams most often ask us about sealant lifting along a tray edge and complaints from staff, guests or users about tired washrooms, across showers, trays and wet room floors, kitchens and tea points and urinals and WCs. One point of contact handles commercial sealant work in Furzey Lodge from the first photos to the final walk-round, whether it’s one building or several.
In and around smaller places like Furzey Lodge, washroom work is often in halls, pubs, primary schools, care homes and holiday accommodation. Mould gets into sealant in any washroom that doesn’t dry out, and once it’s in, the sealant is replaced.
Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Keeping Furzey Lodge washrooms open while we work
Pupil toilets at schools like Beaulieu Village Primary School take heavy daily use, and the holidays give the window to reseal. At a hotel such as Montagu Arms Hotel, which lies east of Furzey Lodge, the quieter weeks are the time to reseal bathrooms. Healthcare washrooms on sites such as Lymington New Forest Hospital (4.5 miles south-west of Furzey Lodge) are resealed area by area, under the site’s own infection-control rules.
Furzey Lodge is about 5 miles south-west of Hythe, in Hampshire. Anywhere in SO42, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Across Hampshire, 723 places are covered, Furzey Lodge among them. Sites around Southampton have their own page, about 8 miles away.
Business premises anywhere in SO42 are within our area. We also cover East Boldre (1 mile south), Beaulieu (1 mile east), Bailey's Hard (2 miles east), The Hummicks (2 miles east) and Dibden Purlieu (4 miles north-east) for washrooms and wet areas. Further afield, our area takes in Gosport (14 miles east), Eastleigh (12 miles north-east), Fareham (13 miles east), Totton (7 miles north), Chandler's Ford (12 miles north) and Hedge End (10 miles north-east).

Diagnose, treat, sign off
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work usually takes a few hours for one toilet block, with bigger buildings phased across a number of visits. If others near Furzey Lodge need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.
- We inspect each washroom and record the joints to be resealed.
- The fixed quote sets out the rooms, the products and the phasing.
- Old sealant is removed completely and the faces cleaned.
- Each joint is cleaned and left dry.
- New anti-mould sealant goes in and is tooled neat.
- Each area is handed back when ready.
Before we start on site
- Send asbestos survey details if the building is pre-2000
- Let building users know which areas are affected
- Let us know about inductions and permits
Quotes
A handful of photos and a postcode is the fastest way to a quote. Upload them with the quote form, or give us a call on 01277 525 020 or email drawings and photos if you’d rather talk the job through.

Maintenance after handover
Keep the joints in good shape with a few simple steps:
- Respect the cure time before reopening each room
- Inspect washroom sealant regularly
- Avoid scourers and harsh descalers on silicone
- Share your site rules when you send details
If a joint we sealed fails within 12 months, tell us and we will look at it. After that, a routine look catches failing joints early.
Boards behind panels and vanity tops can swell when water gets past a failed joint. After that, those parts need replacing rather than resealing.
General trades versus a specialist
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Questions about Furzey Lodge
Will the toilets in our Furzey Lodge building be out of use?
Not all at once. We take one block of facilities at a time. Sanitary silicone needs time to cure before the area is used, and we will tell you how long for the product used.
Would you work within a site like Lymington New Forest Hospital?
Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.
Will all the toilets be closed at once?
Just the room being resealed is out of use. Each room reopens after the sealant’s cure time, then we move on.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.
Is it OK to put new silicone on top of the old?
The whole of the old bead is removed and the surfaces cleaned before resealing. It’s the difference between a joint that lasts and one that peels.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
Can weather delay the job?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
What the job involves on each surface
IPS and cubicle panels
IPS panels and cubicle systems have joints at the wall, the floor and the worktop. They stop water reaching the panel boards.
Urinals and WC pans
Joints around urinals and WC pans take splashes, cleaning chemicals and knocks. Once they discolour or split, they hold odours and make the room look neglected.
Honest limits
Honesty saves time and money. Fresh joints won’t solve:
- Loose panels, vanity units or tiles, which need fixing first
- Water escaping beneath the floor rather than through a joint
- Swollen or delaminated boards behind panels or vanity tops
If in doubt, call the office on 01277 525 020 or email drawings and photos and we’ll say what we think before you book.
