Washroom sealing in West End
Facilities managers, contractors and building owners have used us for washroom sealing for over 20 years. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We are fully insured. Every resealed washroom carries our 12-month guarantee. If you are dealing with kitchen worktop joints that can’t be kept clean and gaps where vanity tops meet the wall, we can put it right, whatever the surface. Most enquiries from West End start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.
In and around places like West End, hospitality kitchens and toilets see heavy use in busy spells. Sealed joints at sinks, worktops and splashbacks help keep the kitchen cleanable, using a food-safe product near food preparation.
We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.

What we’re called out for in West End
Sometimes the sealant fails because something behind it is moving or wet: loose fixings, a dripping trap or damp in the wall. We look for it before resealing and say if it needs a plumber or another trade.
If one of these sounds familiar, it’s time for a closer look:
- Sealant laid over old silicone and now peeling
- Stained or open joints at kitchen sinks and worktops
- Black mould inside silicone joints that cleaning can’t shift
- Open joints at the base of cubicle panels
For an occupier at a site such as Seddul Bahr Industrial Estate, which lies north-east of West End, the canteen and welfare facilities need cleanable joints as much as any office.
What to look for in a quote
- What level of public liability insurance do they hold?
- Is the sealant right for the movement and the substrate?
- Whether their applicators hold CSCS cards
- Health and safety accreditation such as CHAS
What we can’t put right
Being straight saves everyone time. New sealant won’t cure:
- Panel boards already damaged by water
- Water escaping beneath the floor rather than through a joint
- Fittings that move too much to hold a bead
Not sure which it is? You can call 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.
Surfaces we seal
- Accessible toilets and changing rooms
- Showers, trays and wet room floors
- Kitchens and tea points
- Vanity units and basins
- Urinals and WCs
- IPS panels and cubicles
Work for main contractors and building owners
If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.
Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Diagnose, treat, sign off
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. For a site in West End, we plan so the whole job is done in one go where possible. Photos with rough sizes let us arrive with everything needed.
- Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
- A phasing plan keeps part of the building’s facilities in use at all times.
- We strip out the old bead and clean off the residue left behind.
- Joints are cleaned, degreased and dried before sealing.
- A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
- Each room is handed back once the sealant has had its cure time.
Before we start on site
- Move anything stored against the joints
- Send asbestos survey details if the building is pre-2000
- Point out parking and an unloading spot

Advice
Surface by surface
Basins and vanity tops
Vanity tops and basins are splashed all day, so the wall joint and bowl surrounds tend to fail before anything else. They are resealed with anti-mould sanitary silicone.
IPS and cubicle panels
A panel that has already swollen won’t be fixed by sealant, and any we come across will be pointed out.
Your questions answered
Can you work in a care home near West End with residents in?
Yes. We work around residents’ routines, a room or two at a time. Noise and disruption are kept to a minimum.
Is West End too small for you to travel to?
Not at all. West End is within our area. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.
Can weather delay the job?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Can you send site paperwork?
Each site asks for different documents, so tell us what you need and we will confirm it when we quote.
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
What do you charge?
We don’t publish prices, because every site is different. With photos or drawings, we can give you a fixed quote.
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.
Looking after the joints
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:
- Squeegee showers and trays after busy periods
- Clean sealant with gentle products and a soft cloth
- Keep washrooms out of use until we say the sealant has cured
- Keep extract fans working and vents clear
Each room goes back into use only when the sealant has cured enough. We will tell you when the wet areas can be used, and it helps if signs stay up until then.
Water getting behind IPS panels and vanity units can swell the boards. After that, those parts need replacing rather than resealing.
