Washroom sealing in Hyde, done properly
Since 2005 we have resealed commercial washrooms for facilities teams, contractors and building owners. We are CHAS accredited and a Constructionline member, with CSCS-carded applicators. We are fully insured. Every resealed washroom carries our 12-month guarantee. The enquiries we see most involve sealant laid over old silicone and now peeling and failed joints along IPS and cubicle panels, across showers, trays and wet room floors, urinals and WCs and accessible toilets and changing rooms. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Hyde is the same: the right product in a properly prepared joint.
Farm shops, cafés and venues in converted rural buildings around places like Hyde have busy toilets and kitchens. Tell us your opening times and quiet periods and we’ll plan around them.
We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant.

Keeping Hyde washrooms open while we work
For a hall at a building such as Church of the Holy Ascension, resealing the kitchen and toilets can be fitted between bookings. If you manage an office at a site such as Fordingbridge Business Park, which lies north-west of Hyde, the washrooms and tea points can be done a floor at a time.

Building owners, agents and FMs in Hyde
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

What we can’t put right
Some faults sit outside our scope, and we say so rather than covering them up:
- Hollow tiles or loose panels behind the joint
- Panel boards already damaged by water
- Leaking pipes, traps, wastes or cisterns, which need a plumber
Not sure which it is? You can call 01277 525 020 or send details through our quote form and we will tell you honestly.

Questions we’re asked in Hyde
Will the toilets in our Hyde building be out of use?
Rarely all at once: work is phased so some facilities are always available. We will tell you the curing time for the product before we start.
Is a smaller place like Hyde outside your area?
Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
What if there’s asbestos in the old mastic?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Are you insured?
Yes. Mastic Doctor is fully insured, public liability included.
Do you use special sealant for toilets and showers?
Sanitary silicone with anti-mould additives for most washroom joints. Neutral-cure grades are used where acetoxy types could mark metals, stone or mirror backings.
How long before the toilets can reopen?
The silicone needs time to cure before water reaches it. Phasing is planned with the cure time in mind so there are always rooms open.
How long do sealant joints last?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.
Surface by surface
Kitchens and tea points
Staff kitchens and tea points have joints at worktops, sinks and splashbacks. Sealed joints leave no gaps for food and dirt.
Showers and trays
A tray that rocks or has cracked won’t be fixed by sealant, and we will say so before resealing.
Quoting for work in Hyde
To price the job, we consider:
- How much there is to seal
- How much existing material needs removing
- Backing rod, priming and other preparation
- The site’s rules and procedures
Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
What we need to price the job
Good information means a firmer quote. When you get in touch, include:
- Clear photos of the problem areas
- The postcode of the building
- Whether the building will be occupied during the work
- The product your specification calls for
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to give us a call on 01277 525 020 or send details through our quote form with what you know.
On site: what to expect
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked. Where the sealant needs time to cure before use, we tell you and sign the area. For work around Hyde, we aim to finish in one visit, so we ask for photos and rough sizes first. That way the right products come on the day.
- Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
- We agree which rooms close and when, so users always have somewhere to go.
- Failed silicone is removed completely and the surfaces cleaned of every trace.
- We clean and dry every surface so the new sealant can grip.
- We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
- Rooms reopen after the product’s cure time, and we move to the next.
Preparing the site
- Flag any permit to work we will need
- Agree which areas must stay open
- Share the asbestos register for older buildings

Advice
What we are called out for in Hyde
Washrooms are warm, damp and full of organic residue, and sealant joints trap all three. Anti-mould additives help, but in a poorly ventilated room mould can still take hold eventually.
If one of these sounds familiar, it’s time for a closer look:
- Resealing that didn’t last because the old bead stayed
- Complaints from staff, guests or users about tired washrooms
- Mould spotting along silicone joints
- Open joints at the base of cubicle panels
At a school such as Hyde Church of England Primary School, changing rooms and kitchens need cleanable joints as much as the toilets.
