Washroom sealing across Old Basing

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Why it’s worth doing now in Old Basing

Water gets behind panels and under floors through a failed joint. In a commercial building that can mean damaged boards, stained ceilings on the floor below and odours, and fixing that takes far more work than resealing. In a smaller place such as Old Basing, getting a contractor back for a second visit takes time, so it’s worth dealing with every failing joint at once.

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Washroom sealing in Old Basing

We reseal washrooms and wet areas in offices, hotels, schools, universities, gyms, healthcare buildings and care homes, plus the kitchens and tea points that go with them. The products and the method are chosen for how heavily each space is used. We work on urinals and WCs, kitchens and tea points and accessible toilets and changing rooms, and the failures we’re asked to look at most are resealing that didn’t last because the old bead stayed and sealant lifting along a tray edge. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Old Basing is the same: the right product in a properly prepared joint.

A place of Old Basing’s size will typically have a few buildings with commercial washrooms: a school, a surgery, a pub or café, perhaps a care home. However small, each needs the old sealant removed completely and anti-mould sanitary silicone applied to clean, dry joints.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Our process

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work normally takes a few hours for one toilet block, with bigger buildings phased across a number of visits, and our waste is bagged and taken away as we go. Work in places the size of Old Basing is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. We inspect each washroom and record the joints to be resealed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

Getting the site ready

  • Let building users know which areas are affected
  • Have the specification and drawings to hand
  • Move anything stored against the joints

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. Smaller jobs need nothing more than photos and a few notes.

Signs you need washroom sealing in Old Basing

Low-level joints get hit by mop buckets, cleaning trolleys and feet at skirting lines, urinal bases and around pans.

If one of these sounds familiar, it’s time for a closer look:

  • Open joints at the base of cubicle panels
  • Complaints from staff, guests or users about tired washrooms
  • Kitchen worktop joints that can’t be kept clean
  • Failed sealant behind washroom basins

Toilets at colleges like Queen Mary's College, 2.2 miles to the south-west of Old Basing, take heavy use from students and staff alike.

How to choose a sealant contractor

Old Basing: questions and answers

Is Old Basing too far out for you?

No. Small places get the same service as large ones. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.

Is a hospital such as Basingstoke and North Hampshire Hospital somewhere you can work?

Yes. Healthcare sites are among the places we work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Who decides which product is used?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Do you need to see the site first?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Is it possible to just clean mouldy silicone?

Not for long. Mould grows into the sealant itself so cleaning only lightens it for a while. Replacing the bead is the lasting answer.

Is any job too small?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

When to bring in a specialist

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

How the job changes by surface

Basins and vanity tops

Vanity tops and basins are splashed all day, so the joint to the wall and around each bowl fails early. They are resealed with anti-mould sanitary silicone.

Healthcare and care settings

In healthcare, sealed joints are part of infection control. We work to your estates and infection-control requirements as well as site permits.
