Construction mastic in Kimbridge, done properly

Mastic tends to be one of the final packages before handover, so it lands at exactly the point the programme is tightest. We work as a mastic subcontractor to main contractors and developers, sealing plot by plot or floor by floor as areas are released. Most enquiries involve a long mastic snag list close to completion and external joints sealed in damp or cold conditions that are now failing, across floor and skirting junctions, window and door perimeters and sanitary and kitchen joints. A specialist sealant contractor works differently from a general builder: in Kimbridge, that means joint design, primers and backing rod as standard.

Construction in and around smaller places such as Kimbridge is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

From enquiry to sign-off

Before we leave any area, we remove the tape, clean down and inspect every joint. If an area should be left alone while the sealant cures, we say how long and put signs out. Rural sites near Kimbridge may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.

  1. First we take quantities off the drawings and read through the specification.
  2. A fixed quote sets out the scope, the products and the sequence.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Every joint is prepared, set to depth and sealed with the specified product.
  6. Snags are cleared before handover and completed areas carry our 12-month guarantee.

Before we start on site

  • Send your site hours and access windows

Cost factors for mastic packages

Each job is priced on its own details. The things that drive the figure:

  • Which sealant the job calls for
  • How much there is to seal
  • Location, for remote and island sites
  • Any access equipment needed

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Sending details for a quote

Whether it’s one area or a whole building, these details speed things up:

  • The postcode of the building
  • Drawings or a marked-up plan, if available
  • Access details, including height
  • Whether an asbestos survey exists

Send us photographs, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we’ll arrange a site visit.

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is any of the following:

  • Faulty frames rather than failed sealant
  • Oversized gaps that need packing or adjustment by others
  • Damage to finishes by other trades after we’ve sealed

Not sure which it is? You can give us a call on 01277 525 020 or send details through our quote form and we’ll tell you honestly before you book.

What we seal

  • Sanitary and kitchen joints
  • Brick and block movement joints
  • Cladding and panel joints
  • Internal decorators’ caulk
  • Floor and skirting junctions
  • Window and door perimeters

After the work

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Keep finished joints away from paint, plaster and scrapers
  • Get the mastic subcontractor involved early in the programme
  • Don’t force external sealing on a damp or frosty day
  • Flag uneven or tapered frame gaps early

Any damage after we have finished should go on the snag list right away. We can return to clear snags before handover, priced as part of the package or separately.

Oversized gaps are a problem better caught early. Sealant stretched over an oversized gap won’t last so packing or adjustment by the installer comes first. We flag them as soon as we see them.

Sites and facades in and around Kimbridge

Kimbridge lies roughly 70 miles out from central London. Towns within reach of London tend to keep building, from flats to offices and schools, which keeps mastic packages in demand. Rainfall across the South East, Kimbridge included, is lower than in many parts of the UK. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so we time external mastic for dry faces and agree it with the site team.

For contractors refurbishing units at places like Yokesford Hill Industrial Estate (2.1 miles south-east of Kimbridge), the mastic covers cladding panels, roller-door and window perimeters. For contractors at a school such as Awbridge Primary School, sealing has to be finished before term starts.

Kimbridge is about 3 miles north-west of Romsey, in Hampshire. We cover commercial sites throughout Kimbridge, whether it’s a single job or part of a planned programme. We work across 723 places in Hampshire. Our Southampton page has more on work in that area.

FAQs: Kimbridge

Do you cover business parks and estates near Kimbridge, such as Yokesford Hill Industrial Estate?

Yes, sites like Yokesford Hill Industrial Estate are within our area, along with the rest of Kimbridge. Send details of the unit and the work through our quote form for a quick quote.

Is Kimbridge off your patch?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Where we can, we group nearby jobs to make the most of each trip.

Can you work to our specification?

The specification decides the product, and we will raise it if something in it doesn’t suit the joint. Product standards such as BS EN 15651 are often named in specifications.

Can fire-rated sealing at service penetrations be included?

Fire-rated sealant can be included where it’s specified, installed to the product’s tested detail. The design and sign-off belong to the designer, fire engineer or building control.

Is colour matching possible?

Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We’ll confirm the colours available for the specified product.

Can you come in just for snagging?

Yes. Snag-only work is something we take on and damaged joints are redone properly.

Do your applicators hold CSCS cards?

CHAS and Constructionline are both in place, and each applicator is CSCS-carded. Public liability insurance is in place.

When to call us in Kimbridge

Swapping the specified sealant for a cheaper general-purpose product is a common cause of failure. A sealant that isn’t right for the substrate or the movement will fail ahead of time. We use what’s specified, and any substitute goes to you for acceptance.

Most enquiries start with one or more of the following:

  • Missed perimeter joints on a new elevation
  • Sealant knocked or painted over by other trades
  • Snag items on joints that need redoing before handover
  • Old sealant on a refurbishment that needs stripping before new work

New wings at hospitals like Romsey Community Hospital, 3.3 miles south-east of Kimbridge, bring long runs of window and panel joints to seal.

Questions to ask before you book

  • Do they follow the manufacturer’s priming guidance?
  • Can the work be phased to keep areas open?
  • Who will actually carry out the work
  • How long is the guarantee, and what does it include?
