Construction mastic in Kingsley
The specification and the programme set the job. If a product is named, that’s what goes in, and if an alternative is proposed, it goes to you for acceptance first. Backing, primer and depth follow what the sealant maker sets out, so the joints perform as the designer intended. We work on sanitary and kitchen joints, floor and skirting junctions and window and door perimeters, and what we’re called in for most is caulk cracking where joints are moving more than expected and missed perimeter joints on a new elevation. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Kingsley, that means joint design, primers and backing rod as standard.
For a site near Kingsley, the mastic visit is planned so the right sealants, primers and backing rod are on hand. Drawings, photos and the programme let us give a fixed quote.
Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Doing it in-house
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Cost factors for mastic packages
Before we quote, we look at:
- Distance, for remote addresses
- Induction, permit and paperwork requirements
- How much existing material needs removing
- Specialist products, such as fire-rated or hygienic sealants
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.
Before you send an enquiry
It doesn’t need to be a full survey. These details are enough to start:
- Rough lengths or quantities, or drawings if you have them
- Whether the building will be occupied during the work
- Where the site is, with the postcode
- How the joints are reached, and at what height
A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we’ll arrange a site visit if anything is unclear.
What sealant work can’t fix
Being straight saves everyone time. Fresh joints won’t solve:
- Frames fitted out of tolerance
- Rework caused by others damaging completed areas
- Specifying the product where the designer hasn’t
Not sure which it is? You can give us a call on 01277 525 020 or send photos by email and we will tell you honestly.

Different surfaces, different methods
Kitchens and utility areas
Kitchen joints are sealed after fitting and before final clean. The sealant is a kitchen-grade product.
Bathrooms, en suites and washrooms
Sanitary joints around baths, showers, basins and WCs need anti-mould sanitary silicone. Joints are cleaned, sealed and tooled neatly and baths are loaded where appropriate before sealing.

Advice
Keeping the joints sound
Regular inspection catches problems early. In particular:
- Use the product the specification names
- Don’t force external sealing on a damp or frosty day
- Protect sealed areas from following trades
- Bring the mastic contractor in after the last trades are through
The package carries our 12-month guarantee for workmanship. Damage by others isn’t a workmanship fault.
External joints sealed in poor weather are a common cause of early failure. Waiting for a dry joint and the right temperature is better than redoing work so external sequencing builds in some flexibility.
Contractors’ notes for Kingsley
Kingsley is in the South East, one of the UK’s drier regions. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack. Kingsley is about 42 miles from central London. Towns within reach of London tend to keep building, from flats to offices and schools, and main contractors there need mastic that keeps to the programme.
New wings at hospitals like Chase Hospital (to the south of Kingsley) bring long runs of window and panel joints to seal. For contractors refurbishing units at places like Bordon Trading Estate, 1.2 miles south of Kingsley, the mastic covers cladding panels, roller-door and window perimeters. For contractors at a school such as Mill Chase Academy, sealing has to be finished before term starts.
